I am not familiar with any of the Hilton properties on Marcos Island.I'm a west coast guy and am not familiar w/ the area.

Which property is the nicest/favorite and why?

my favorite would be the one I was lucky enough to find any inventory at.

They have very limited availability. Most owners do not participate in HGVC. Not surprising, more units are available in the off season. It is very difficult to find anything there from Jan to Apr. Sept seems to have the greatest availability, but then that is when the Gulf coast shuts down, lots of shops and things are closed, oh yeah and hurricanes season it at it peak.

I stayed at Charter Club thru the Club last year in June.
Surprising there were quite a few choices for June when I reserved in January so you may get lucky if you're calling a few months ahead.
All the rooms have some sort of ocean view so I'd be happy to go back there again anytime. It's a pretty big resort so I think chances are good to find something there. The rooms seemed remodeled recently so everything was very nice. Just don't forget to shut the lights off before 9pm for the turles. :)

Sept... hurricanes season it at it peak.

Hurricane fear-mongering is annoying to us Floridians who live here year-round and know how silly it is to worry about a 'cane striking your vicinity during any particular period of time.

Unless you're one of those folks who's folllowed by a dark-cloud wherever you go, the chances of a storm heading for your resort during a specific week is simply too remote to warrant avoiding a coastal vacation during hurricane season.

True, it's not much fun, if you get stuck in one. But I've lived in Florida all of my 56 years, including 17 in Miami. In all that time, I only had to change my in-state travel plans twice -- once, we had to leave Key West early and once, I had to change a flight out of Miami.

I was not fear mongering, I was mearly pointing out why September is when a lot of Marco island and area shops and such finally take a holiday. It also happens to correspond to the statistical height of hurricane season.

No one can predict where a hurricane will hit, but statistically September is peak.

I bought CC recently on eBay, got a great deal (< $1000). My reservation this year:

Check-in: Saturday June 9, 2012
Check-out: Saturday June 16, 2012
Room type: 2BR

Deeded as:

2BR/2BA
Week 20, Floating 1-2, 17-51
MF about $940

I'm debating on whether or not to sign up for HGVC. We probably won't use @ Marco Island every year (though that wouldn't break my heart) and might actually use the point banking through HGVC or RCI exchanges.

Advice? Seems like I have a valuable property...

True, as far as that goes. Statically speaking:

For Naples, the most likely time for a hit or brush is September 21-27th.
Naples has been hit or brushed 52 times in 140 yrs (1871 - 2011).
Average gap (within 40 miles, includes small hurricanes): Once every 7.00 years

No SW Florida city is on the list of the Top 50 Cities hit or brushed by hurricanes since 1871.

I loved Eagles Nest It was a unit that was just renovated we loved the view all gulf front we were right next to the Marriott and walked over to there tiki bar
we fell in love with it so much we bought a timeshare resell we bought from Samantha in the resell department we wre surprise what a great deal we got for paradise

Eagles Nest and Marco Island are my favorites also. I was in a refurbished unit and it was well worth the assessment we had to pay last year. I am a winter flex week owner and before I left last Friday I booked the first week of Feb. for 2013.:whoopie: To the OP, Eagles Nest gets my vote from the Hilton affiliates and all tower units will be completely refurbed by the end of 2012. You can't go wrong with the view! I am in the process of closing on a couple of Marriotts:whoopie: and have a reservation at Marriotts Crystal Shores (a little ways down from EN) for Labor Day week:clap: but with the refurb I don't think I will be totally blown away.
