$6500, your dreaming. HGVC affiliate resales sell for a fraction of what a Hilton HGVC resale sells for.

Here is a Eagles's Nest 2 BR on Marco Island that sold recently for $99.

Note the error in the ebay ad. Eagles Nest has no Hilton ROFR: it's an affiliate.

So, AT BEST, I'd guess $99 with your 2012 MF's paid and all of your 2012 points available.

That ebay ad is worth 3500 points. Maybe more for a 5000 or 7000 point one?

The sellers throw the ROFR in the ad to try and get people to over bid.

i think I may have to sell 2 of mine what is a good selling price

Earlier this year I purchased a 2BR floating "non-premium" week (so basically, not weeks 4-16 and 52) at the Eagle's Nest on eBay for $650 including closing costs that included 2011-year usage. Basically, I purchased the week for less than the MF that was paid for it for the year.
