Making first vistana purchase need some help

Some info-
-It’s an almost too good to be true WSJ pool villa for almost nothing listed on TUG marketplace
-The seller has some complaints (from those who have used them to get out of timeshares) on BBB, no complaints from buyers. Seems to be a PCC.
-They don’t offer title insurance and don’t have an estoppel
-They did send some info which shows the unit was owned by a “partnership” which could complicate things?

Who wants to hold my hand through this? As it is my husband thinks I’m nuts and I had a bad experience with another PCC that went under and I had to get the unit transferred myself with the help of TUG.

The seller actually has a couple of pool villas listed; ones an annual and the other EOYO. I asked about the EOYO one and the info they provided on it looks like an internal Marriott or Vistana sales department tracking slip for someone that upgraded from the WSJ pool villa to a WKORV or WKORVN contract last year. I'm not really positive about that, but it doesn't look like the type of thing an individual trying to sell a timeshare through a PCC would provide as it lists a tour date and that they were in house. It's possible that Marriott/Vistana is using them to move weeks they aren't reselling themselves.

For general information could you expand on the Kirk Marketing? I am not familiar with them.
