Major American Sporting Events where timeshare rentals demanded

I've rented out my Marbella Beach resort before (Redweek) and done two direct swaps with other owners (Redweek and TUG adverts).

The recent sales rep at Crystal Shores (loved it there) was obviously trying to get us to buy points (as they're given priority for bookings over enrolled owners!!)
She got me thinking though cos we were there just before Superbowl and had met a guy at airport who said he'd flown there to work at Superbowl and was staying 2 weeks in an airbnb for $85 per night.
The sales rep told us she booked high demand weeks with points and rents them - she'd secured great rentals at the Pulse South Beach for the Superbowl and for the first 2 years had used rental income to pay off their loan to buy the points. Of course when telling us about the rental income she wasn't taking the initial cost into account.

She also said she just went onto Facebook Superbowl page and sold that way.

Wondered if any of you have any experience with this (I'm sure you have).

I reserved my Westin Kierland unit to rent for Super Bowl week in Phoenix when the game was played there several years ago. Never again.

The problem is that your prospective renters don't know who they are until two weeks before the game (when the teams are finally determined). Renting during that short time period is a panic. Although I succeeded in renting both halves of my unit at an excellent profit, the uncertainty it created and the ongoing attention it demanded were just not worth it.

Those Super bowl weeks are only in the same place infrequently and you don't know when that is. There are some recurrent events- Mardi Gras in New Orleans, Daytona Speed Week, Spring Break (though that moves around some), But the point is, you don't want to tie up significant money buying weeks- especially from a developer- on the chance you can rent occasionally at a profit.

Now- if you've got an especially accurate crystal ball and can foresee future events, say, a couple of years in advance, you could acquire points or floating weeks and reserve those prime weeks well ahead of the thundering herd, you might make out, but my crystal ball fell and broke to smithereens.

My week 48, 2 bedroom unit at the Quarter House in New Orleans coincides with the Bayou Classic - it’s a historic collegiate football game played by the Grambling State Tigers and the Southern University Jaguars. The game is played at the Superdome. My week has a Friday check in so it works out well - the Battle of the Bands is on Friday night.
I have no trouble renting the week or I’ll use it for myself.

We have a Week 47 (Saturday start) and see the Bayou Classic folks checking in on Friday. Also have a Week 52, Sugar Bowl week, at QH. Good thing about that is the teams are announced far enough ahead of time to be able to rent. Not like the Super Bowl where the teams are determined two weeks before the event.

Week 52 (Friday start) in 2020 is really awkward. Check in on Christmas Day, check out on New Year's Day. That might be a tough one to rent! We may have to use it ourselves, perhaps getting a night or two on both ends.

SuperBowl is difficult because it is a short window. I would love to have Super Bowl to go back to Glendale Arz because we have family and would go to the events. We own in Scottsdale so I would just use our week.

Slightly on topic. I own a unit in New Smyrna beach FL, which is close to Daytona. Two major events (Daytona 500 and Bike) week cause an influx of people to the area and the TDI for these weeks are higher with II so I use the events to my advantage that way to secure a highest demand week and then deposit it with II. It gives my run of the mill non elite, non branded TS decent trading power.

I agree Jim that week 52 is awkward this year. I usually like to take off a couple days after the holiday so we can spend Christmas with family and have a couple days to regroup before taking off which narrows down the window to finding a TS with a Sunday or Monday start if I want the full week. Next year will be worse.

The PGA golf tournament on Hilton Head Island is the same week & month every year. It is not a major sporting event liked the Super Bowl.

There are now over thirty (30) NCAA football bowl games in December & January every year and their must be a timeshare resort near some of them.

The Rose Ball is played January 1 at the same football site in California every year for the past thirty (30) years. That is a major NCAA football game.
