Hi: as anyone stopped paying their maintenance fees and if so, what happened?
@Beth_Curt If you make the hard decision to default, please kindly let us know if your credit got affected. It would help tuggers in similar situations moving forward.

Will do. We're dealing with an awful situation: we thought we were out of our timeshare with Sapphire Resorts (paid a company to get us out). Never found out till a yr and a half later that it never happened & now we are delinquent in our MF's. My co-owner doesn't want to pay and I don't know which way to turn. I'm on a fixed income & he has much more money than I do.

We wish you the best. However, don't hire any other third party exit company.

Which company was this? Likely what happened is that this company was hoping that you would stop paying MFs (which you did) and that the resort would foreclose on you thus getting you out of your TS. Once that happens, the company would then claim a "success" in helping a desperate owner out of her TS.

Has the resort foreclosed on you?

Sapphire / Geo Holidays is a points system - therefore I do not believe there is a deed.
A)-Do you have a loan ?
B)- or are you simply delinquent on MF.?

If (B) - @Grammarhero & others have directed you to some TUG threads that can help you evaluate your options,
and any impact different choices may have.

Sapphire / Geo Holidays has vacation value - but no resale value / and may be very hard to even give away
(based on prior TUG listings that seem to have no takers )

Hello im new to posting here so bare with me. But I have a timeshare that I don’t owe a mortgage for. Maybe a year after I got it , Exploria resorts became I guess you’d say new owners of the resort (villas of fairway in the Poconos ). This company is so hard to deal with. Long story short, I do owe them maintenance fees. My situation with my health has declined and my physician and all specialists have said I am not allowed to travel anymore. I need to be right here at home so if something happens my providers who know my whole history can intervene. I don’t want to get too personal into the diagnosis aspect but I will say my qualify of life won’t improve. My medication is so expensive that I ended up putting off paying my maintenance fees. Well I called and emailed Exploria several times and explained my situation. I even told them my doctors were willing to write a letter on my behalf. I told them that since I don’t owe on a loan and just maintenance fees that I feel we should be able to get me out of this timeshare. They told me they can’t let me out and to rent it out to someone or give it away. Well that’s not that easy, this process is very difficult. You can’t rent it when you owe them fees. I even asked if we did a payment plan and I paid off the fees would they allow me out of the timeshare and they said no. Anyone have any advice on this ? By now you would have thought they would have just taken it due to the fees. But instead they just keep charging late fees plus interest fees each month. I reached out to a few exit companies and they seem like scam artists. One in particular asked for $2,700 upfront and said that “should” cover their fees. Should ??? Why so much upfront ? I read in forums here that you should not pay anything upfront and not to believe the guarantees and if you do pay upfront it should be a minimal amount. I really just want to get out of this ASAP so I can just focus on my health and spending all the time I can with my husband and kids while I still can. Any help/guidance is greatly appreciated

Unless your relationship with your co-owner is important to you, don't pay the MF and change the address on the account from yours to his. Let him feel the heat for awhile...
