Maintenance fees vs Covid-19

With Wyndham resorts shut down and use year moving on does any one know if Wyndham will do anything with the maintenance fees? There is nothing on Wyndham's web site.

I hope there is some relief on the maintenance fees for owners. No resorts open or reservations available to book why not prorate the few months of lost availability?

I think what this topic means is not raising the rate for 2021 since costs were lower in 2020. I'm guessing there will also be more defaults, so it will probably still go up.

Since the fees are already being collected, why not just continue to pay the staff even though they are on furlough? That is one of the biggest expenses, so any other savings would be minimal.

I cannot remember the exact amount around $.65/ 1000 that WYNDHAM collects to run the system and it is still up and running so I don't know why anyone would think they are entitled to anything.

They currently have a program for those whose financial situation changed due to COVID-19, defer 3 months April, May and June, you continue paying maintenance fees, payments are added to end of loan. At least this helps if unable to afford loan at this time.

Good move on Wyndham's part. This may help retain 40-50% that normally would of fell behind and just walked away. Small cost for Wyndham to pay vs having inventory returned without many buyers available.

First, Wyndham only has control over the program fees. The rest of your monthly payment is HOA dues, reserve fund, and taxes. I doubt they will reduce the program fee. It does cover the cost of the housekeeping credits. Since rooms are not being cleaned (as much) there might be some money left over, but that will probably go somewhere else. I don’t see many resorts reducing their fees. Taxes go up. Grass still need to be mowed. Buildings still need to be maintained. Insurance premiums are still needed. There are a number if things that need to be paid for, even if guests are not there. If there is money left over, it will likely go into the reserve fund and go towards paying bad debt at some point.

No House Cleaning taking place. No towels, sheets, etc to wash. No replacement of spice packets, shampoo, conditioner, bars of soap, coffee packets, etc. Little to no electricity, water, etc being used. Little heat or air conditioning being used. No Pool or Hot Tub cleaning/maintenance. No Front Desk Staff needed. In fact lay off as much staff as possible.

There should be a hugh savings in the costs of maintaining the Resorts. Maintenance Fees should go down.

I imagine each unit will require a deep clean and be disinfected. That will initially increase costs to bring units online. There will be costs to bring pools, not tubs, units, etc., online and catch up on landscaping after shutting down resorts for a couple months.

Insurance and taxes, still need to be paid. Grass needs to be cut. Basic maintenance needs to continue. Now is an excellent time to deep cleanings (also prudent) and deffered maintenance that would be disturbing to guests. Security needs to be increased due to lack of people around.

As we left (kicked out of) Emerald Grande security was being increased dramatically. They doubled security; started walking the halls and foot and riding patrols outside. Destin was a ghost town when we left. Housekeeping was gone a week before we departed. Speaking of house keeping, our house keeper called and said she's working from home and will text me what I need to do for her.

Some very good points to consider. More then likely the money goes into the reserve fund for a rainy day.

They may still need a deep cleaning. Every business is doing extra cleaning and sterilization if their rooms, stores, offices, etc. that wasn’t planned in the budget.

I would think that will absolutely have to be done and it makes sense to get it done now.

Actually it makes more sense to wait. The Convid-19 can only live for a short period of time without a human or animal body to support it. So it would be better to wait and do it shortly before reopening.

When we left (kicked out) Emerald Grande at the end of March all house keeping staff were already gone a couple weeks prior, some earlier. If you needed something, including clean sheets, towels, etc., someone would bring it to your door. The unit wasn't cleaned, vacuumed, etc., for two plus weeks prior. The units of those who were 'kicked out' left with units that need a good cleaning. I think Wyndham will deep clean all units prior to opening.
