Maintenance Fee Question

Hello,

I have a question about maintenance Fees at Starwood Vistana Villages. I own two weeks in the Villages and I own three weeks outside of the Starwood system.

My question is this: How does the Owners Association determine how to distribute the costs/fees/dues?

For example:
SVO Vistana Villages - Key West (SVN fees not included)
1BR: 387.03 (X) 2BR: 796.04 (2.06X) 2BR(LO): 1049.91 (2.7X)

SVO VIstana Villages - Bella (SVN fees not included)
1BR: 365.85 (X) 2BR: 790.23 (2.16X) 2BR(LO): 1024.37 (2.8X)

compared with the following other non-SVO resorts:
Maui Schooner
1BR: 400.66 (X) 2BR: 525.97 (1.31X) 3BR: 612.33 (1.53X)

Scottsdale Camelback Resort
Studio: 619.00 (X) 2BR: 814.00 (1.32X) 3BR: 888.00 (1.43X)

Are these observations consistent with other owners (both in and out of SVO)?

I understand that some fees should be allocated based on the max occupancy, some based on SF/fixtures and some based on the number of units (i.e., a 1 BR and a 2 BR can each only have one transaction while a 2BR LO can have two). At first glance, this logic does not seem to apply to my Vistana Village weeks.

Any thoughts? Insights?

It's based on square footage of the unit. So if you get the size of each the MF's should be roughly comparable.

Thanks for the quick reply. I went to the SVO website to download the equivalent SFs and here is what I discovered:

SVO Vistana Village - Bella:
1BR (Premium): 882 SF (X) 2BR: 1080 (1.22X) 2BR LO: 1400 (1.59X)
1BR (non-pre): 488 SF (X) 2BR: 1080 (2.21X) 2BR LO: 1400 (2.87X)

SVO Vistana Village - Key West
1BR (Prem): 1051 SF (X) 2BR: 1126 (1.07X) 2BR LO: 1486 (1.41X)
1BR (non-prem): 623 SF (X) 2BR: 1080 (1.81X) 2BR LO: 1400 (2.25X)

I added both 1 BRs because on the proposed budget it just states a "one-bedroom" unit.

Clearly there is a (very loose) relationship here but I would still like to know more.

Basically, the MF is whatever the BOD decides it will be, and since Starwood has a death grip on all of the BOD's, good luck finding out any details. Starwood has high MF across the board, so compared to other resort systems, they are always going to be high. Believe it or not, your SVV MF's are low compared to many of the Starwood resorts.

Highest 2 bdm. MF's

Harborside Phase II - $2,232

WPORV - $2,104

WSJ Bay Vista $1,862

WKORVN - $1,768

The ratio of what the units within each resort pay to each other should be set out in the condo docs on file with the state. The ratios for WKV were included in the condo docs for that resort that nodge recently posted. I believe in most cases those ratios are permanently fixed.
