Has anybody done any research to determine which Wyndhams have the lowest M/Fs? HI and the FL (Pompano Beach) seem high but is there any hard evidence as to the cheapest?

I went to that website and downloaded the XL file. Good information but a little confusing as it jumps between price per 1K and a flat M/F. Not sure how you can have a flat M/F as there are different sized units. But the question still stands, what are the resorts with the lowest M/F and taxes? The chart doesn't take into consideration that in FL (and maybe other states), taxes are bill separately.

PS: I'm looking at 154K at that I think I can get for about $1000~$1500 (including closing costs) with M/F of about $579 ($48.25 monthly).
 
In my research I found that Williamsburg Wyndams tended to be the cheaper locations, however I didn't look at all of them just about 15 that I was interested in. Call Tom Cornelieus a Wyndham reseller here (you can find his ads on the classified section) and ask him to give you some comparisons.

You may want reading there a little more until those number is no longer confuse to you.

If the resort is build as UDI, the MF is measure in point. If the resort is not start as UDI, but some week, each unit type will have a fix MF regardless of the points that week can give you.

The MF goes up and down. You need to look at that file to see what you can get from a snapshot.

Peronal feeling, unless you want to go for million points, the difference is within $2/K points. And usually, the lowest point if not come from best convert week, it will be the resort that has not opened or just start to sell and no need to hire any people to clean it.
