A quit claim deed can be written and executed by anyone, whether they have any title to the property or not. It basically says “I transfer to the recipient any interest I might have in this property.” It’s totally legal to create such a deed even if you don’t own the property. I could sell you a quit claim deed, signed and notarized by me, for 1600 Pennsylvania Ave. in Washington, D.C. (hint: I don’t actually own the White House.)
So if you don’t know the seller personally and if you aren’t certain they even own what they’re purporting to sell you, don’t ever accept a quit claim deed for “purchase” of a property. It’s probably worthless.
