Lowest Price to Purchase directly from Marriott

Hi there,

Just wondering what the lowest price I can expect to purchase directly from Marriott is to purchase a resale? I would like to purchase anywhere on the East Coast or West Coast. I would prefer a 2 bedroom unit. Any thoughts would be appreciated. Also, is financing available if you purchase a resale?
 
Just so you understand- when you purchase a resale directly from Marriott you are paying developer's prices, and Marriott's prices are uniform at a given time (and go up over time). And, yes, Marriott will be more than happy to charge you their high interest rates for financing whether of not they are selling the unit for the first time or for the second time (resale). Resale units you buy from Marriott were units that either the original owner sold back to Marriott or that Marriott foreclosed on.

The savings by buying resale that people here refer to is buying from an owner or resale agent, but not through Marriott. The units are the same, but you lose the privilege of exchanging for points every other year (an annual option at some locations).

You should think twice before financing through Marriott. Other sources (such as home equity loans, etc.) might be better options due to Marriott's very high interest rates.
 
Welcome to TUG. You can purchase a private resale for about 50% or less of what Marriott sells them, but if Marriott Rewards points are of interest to you www.marriottrewards.com you can only get that benefit from buying direct from Marriott. Most Tuggers feel buying resale is better, but some of us really make good use of the points that offsets a lot of the direct costs over the years. Study study study TUG before you rush out and buy.

In your location, I would think the best resale would be Marriott Manor Club in Williamsburg, VA -- platinum level. Lots to do there and it trades well ... and current resale prices about $8,000. A little further down in Hilton Head, getting a platinum week will cost you a lot more as it's on the beach. Further down, probably more at Ocean Pointe in Palm Beach. In Fort Lauderdale, however, resales have been about $15,000 and right at the beach. Annual maintenance (MF) fees will range from $800 to $1100 at the different resorts.

If Orlando is of interest they have a brand new pre-construction announced at Grande Lakes next to JW and Ritz hotels, and the best deal closes very soon (if not already). If you need a Marriott rep's phone number email me.

I agree that Manor Club, Hilton Head and Myrtle Beach would be good locations for you. I'd also add Fairway Villas outside of Atlantic City. You can also get a sub-$10,000 platinum there.
 
If you are looking for the single unit with the lowest price, I think it would be Summit Watch bronze for $1500.
