Lower MF increase on Elara 2 bedroom than a studio

Can anyone explain how the MF (maintenance fee) increase on the Elara studio from 2024 to 2025 was $29.14, but on a 1 bedroom it was $26.76 and a 2 bedroom $22.60. How could the MF increase on a 2 bedroom be less than a studio when the 2 bedroom is much larger in size. I find that surprising because typically the bigger the room, the bigger the MF increase.

I'd love to hear your thoughts!

It might have to do with the number of units, are there more studios? You should have the full HOA document in your account that breaks down the various budget items, perhaps there is a bigger budget for studios hard and soft goods replacements like appliances, furniture, carpeting, etc.

My 2 bedroom went up $206, so amounts under $30 sounds good to me!

On the deed resale market it does seem there are many more studios and 1 bedrooms than 2 bedrooms. Like 15-20 to 1. Maybe that has something to do with it. I just find it strange because a 2 bedroom grand is a 1 bedroom and a studio combined. A 2 bedroom should cost more in every way than a studio for MF increase.

Yes, it's an interesting setup at Elara. There is another thread someone wants a 3 or 4 bedroom but never sees them for sale, so they do creative setups combining studios and one bedrooms into multiple units.

That thread was also me. I just thought it was interesting there were no 3 or 4 bed deeds. I’ve never seen that anywhere.
