Looking to potentially purchase

I have been perusing these boards for a while and am very intrigued with the idea of timeshare ownership. There certainly seem to be some fantastic deals out there currently and we are seriously considering pulling the trigger soon.

We saw a listing for 178,000 points at Bonnet Creek and currently going for $610…..although there is plenty of time left in the auction. They are annual usage points and the maintenance fees are $905 annually. The seller is vaca4life2 and they seem to have fairly positive feedback. We typically do not travel to the same place each year, however do see us going to Orlando as much as any other place, so this or Vegas are probably the two places that would make the most sense for us to have as our “home” resort.

Other than the potential price increase, is there anything else that I need to be aware of if I were to pursue this opportunity? Not sure that I am, but any type of advice would be appreciated.

Thanks for the link, but I am asking more about the maintenance fees, seller, etc. I believe I have a decent feel for how the system works just don't want to get fleeced or have any surprises after bidding or potentially winning the auction.

There are no good answers to your questions. The timeshare re-sale market is a buyer beware market. All you can do is basic information such as do not buy deeded properties that are in a vacation club. Make sure the resort has the number of room that are being advertised for sale (this primarily applies to 3 bedroom and above), call the resort to verify as much information as is possable that applies to your purchase, etc.

From my observations Vegas properties seem to usually sell for less than Orlando properties. Management fees are also usually cheaper, probably because maintenance cost less. My two time share I presently own are situated in Vegas. That said this one seem like a good property to. The reason I ran the price up to $600 last night. Nothing personal I placed the bid before you posted.
FWIW I am willing to pay a bit more for this property because I don’t want everything in Vegas. A little diversification seems prudent in my case. At the end of the day, if I don’t win this particular auction. Another one will come around the corner next week. It comes down to how much you’re willing to pay to get what you want. Good luck with your decision, personally I think this is a desirable location.

I think you will also be paying separate property tax fees in Florida. The maintenance fees seem a little high, but Bonnet Creek is a nice property if you are looking for ARP as opposed to just points.

I believe that used to be the case but changed in 2011. Now Florida properties include the taxes in the MF

Correct... Taxes are included in the monthly/yearly MFs. Plus, Osceola County (where Bonnett Creek, Star Island, and Cypress Palms are) will file your deed electronically. When you purchase it, the time from paying to ownership should take 45 days. Any longer, it would be the "fault" of Wyndham.
