Looking to Buy Maui OceanClub

Hi,

My wife and I are looking to purchase a [Details deleted.] at the Marriott Maui OceanClub. We have stayed there before with friends who own and had a great time. If I was to buy on the resale market what benefits will we give up versus buying from Marriott? Any help and/or guidance would be appreciated.

I can't speak to what benefits you will be giving up. I can tell you from experience you will save many 10's of thousands of dollars by purchasing resale. I am closing this week on another 2 bedroom week here purchased resale. I compared an offer I got from Marriott for roughly the same, I know points and fixed weeks are apples and oranges but their offer included a resale week as well. And I saved a bunch. Just my .02 , I am not bashing points owners, just my point of view.

Thank you for the replies. After a little more research I believe if I purchase resale, not thru Marriott's resale site, then the week(s) can't be converted to DC points. I'm not clear if you can convert to Marriott Reward Points??? My only hesitation would be if we didn't plan to use it one year and we can't convert to a points system, then what are the options? If I understand correctly the options are exchange on II or rent out a booked week. I just want to be fully educated before we make the commitment. Thanks for any help in advance.

But in order to make the week purchased from MVC Resale eligible to be enrolled in the DC (thus allowing conversing to DC points in any year) you would have to buy a matching quantity of DC points (at $10-$12 per point) within a year of the week purchase which would be quite costly.

You would get the ability to convert to MR points annually with the purchase via MVC Resale but most would agree, that conversion is not usually a good value any longer because of the devaluation of MR points over the years.

As for a resale via the external market, other than usage of the week, you are correct your other options are to deposit into II for trade, to do a direct exchange with another owner, or to rent out the booked week.

If you don't use it one year, you'd definitely want to rent it and use the cash to pretty much do whatever else you want, because it will command a nice rental fee.

Bottom line, your GREAT options are to occupy, rent, or trade (not the best use), in order of descending satisfaction. ;)

Since you'll save thousands $$,$$$ in purchase price (not to mention NO maintenance fees), you can enjoy the option of renting others' Destination Points if you MUST have them. By renting your unit, you can then turn to your "TUG DC point rental source" and rent enough points to make an alternate trip (or trips) and have cash left over.

So there's no loss by inability to exchange the unit for DC points.

Concerning the option of renting your MOC week as an alternative use, I would suggest reading this thread: Redweek dead

There are a number of reports in there of difficulty renting MOC weeks in recent months. I had one for rent for several months with no serious inquiries, and finally canceled the rental ad and the reservation and had the DC points returned to my account. Another poster reported theirs finally rented, but at a fire sale price.

Others reported no problems renting theirs, but there ARE a lot of MOC weeks for rent on Redweek, so supply seems to exceed demand.

Just be aware of that you may or may not be successful renting the unit.
