Looking for TS in Galvestion, TX or another beach area

Hello TUG friends, We are looking for time share property in Galveston,TX with able to trade to other places every two/three years.

1) Where do you want your home resort to be?
Galvestion, Texas or another beach with driving distance from Dallas.

2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?
Not sure; likely look around at other resorts and affiliations

3) What are your 5 top trade destinations?
Hawaii, Las Vegas, San Diego, cancun and Bahamas

4) How many people do you usually travel with?
4 (the two of us and our 2 teenage kids

5) Can you travel any time, or are you locked into the school schedule?
school schedule

6) Can you make firm plans 12 or more mos. in advance?
Yes for larger trips, due to having to buy airfare

7) Can you vacation for a full week at a time?
yes, full week is good

8) What level of accommodations do you prefer on a scale of 1 to 5 stars?
higher the better

9) How much can you afford to spend upfront, without financing?
wouldn't want more than $5,000

10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?
$1,000 or less (need to justify similar hotel accommodation with points or travel deals...

11) Are you a detail oriented planner?
yes very

12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?
yes I understand and would need to look into details.

This is something you have to decide upfront, because the strategy for buying a home resort that you will use most of the time is different than the strategy for buying a trader, that you will trade most of the time. For your first timeshare, I recommend a home resort - trading takes some time to learn.

Timeshares are full-size condos - not hotel rooms, so you can't really compare the maintenance fee cost to a hotel deal. You should be comparing the maintenance fee to the cost of renting a full size 2 bdm. condo in the vacation area of your choice.

Also, a $1,000 maintenance fee will probably not get the "high" quality you said you wanted in #8. So you need to lower your quality, or increase your price.

Worldmark will have a Galveston property opening soon.

Three San Diego properties.

Hawaii and Las Vegas too.

I have never used my WM credits for trading but others suggest it trades well. I think MX resorts would not be a difficult trade.

Cost to purchase and MF's are within OP's budget.

I like WM resorts but not always 4 to 5 star.

OP should look at WM IMHO.

I agree, as a first timer, I will prefer home resort.

I will be willing to increase my maintenance cost as necessary for the right property and quality.

Thanks DeniseM, I am reading and learning a lot from this user group. Hope to have a vacation home close to our home in Dallas, TX (Galveston is closest as a Beach and is within our driving distance). Open to what other locations suit that are within driving distance. We will also like to rent/trade for other locations requiring flights...
