Looking at buying Presidential Villas at Plantation Resort

Good Afternoon Everyone. I am new, but not new. I have been looking through TUG for about 5 months now. Learning, reading, learning, learning,.... You get the picture.
Well, I think I am now ready to pull the trigger, but before I do, thought I would get your input.
Looking at buying resale, 3bd lockout at Presidential Villas at Plantation Resort, RCI Points, 104,500 annually (Red Season wk 24-32), MF is $625/yr. Liftime Deeded.
Cost is $1000, plus closing, transfer fees, RCI, etc.
I would love to have some input and your thoughts on the property. Thoughts on RCI Points depends on who you read from, though many are somewhat biased whether or not you use the points for other locations. Regardless, I any and all there as well, but mostly concerned about the property.
Then, anything in general you want to add.
To answer some questions up front. Yes, this is a resort I would stay at. Yes, I do plan to use the points at other locations.

is this better in weeks or points?

I own at Plantation resort, it has been a very good experience. When I call to book a week, I have been very lucky in getting exactly what I want. So far I have only deposited my week with RCI and have not stayed at the resort. I bought this to trade, but like you would be more than willing stay at the resort if for some reason I could not trade it in the future.

I know what you are buying would be a great trader for sure on the weeks side. I do not know enough about the points side to say for sure but I think it's good. Any one else who owns points have a opinion on this as far as points Vs. maintenance fees?

I have seen something similar for sale and I was curious when it has RCI points attached, do you have to use the points or could you get rid of that and use it in weeks? I ask because, I think, but am not sure that this would trade better on the weeks side??

Little off topic.. I believe Plantation Resort estoppel's state RCI Points is non-transferrable.. but to my experience, the points do transfer with the ownership.... anyone else have comments/experience on this?

My RCI points are from Plantation Resort.. They did transfer with the resale.. I am however unenrolling them from points since TPUs work a lot better for me.

So you can do this? I was curious, if you had to keep the points or not. Do you un-enroll your points with RCI or PR? Does it cost anything to get rid of the points and once you un-enroll can you ever get them back if you change your mind?

As an owner at Plantation Resort Presidential Villas :) I have been pleased with my ownership. Have stayed there 3 or 4 times and traded the rest of the time. I find they always keep the units up in Presidential Villas and HOA fees are fair. Only complaint is I wish it were closer to the beach. Overall, very happy with this purchase.

I called RCI and they sent me an dis-enrollment form. They had three choices on there I think.. one was to cancel immediately but said there was a risk in your confirmed reservations with points being canceled.. the other was to cancel after your paid term was up. I am waiting to cancel until our confirmed trip in March since the account is paid for until July... There was some information on there about having to pay RCI another fee to get the week back into points.. I can't remember exactly how much it was... I think it is in the $300-$400 range..
