I'm wondering if anybody has insight into this type of timeshare. Usually they say Wyndham, blue green, or whatever. This does not that I can see. Is something like this one to run from, or if a person is so inclined is it a decent thing? I'm learning and as far from knowledgeable as there is. Thanks.

This is an Independent resort and many people hold it in high regard. It seems to be very well run.

There are different buildings in the complex and that will determine a lot about the ownership and views.

While I don't own here, I have been by it many many times and even toured a unit. It is definitely worthy of you consideration if you are looking for Kauai timeshare.

Thank you for your insight. Most of the listings I don't think too much of, but when I came across this one it seems more my speed and doesn't seem like too bad of a deal, especially if you can rent the weeks out. We stayed in a 2BR at LBR in the Banyan Building. I agree that it's the best positioned building on the property. The resort is nothing fancy, but it also not bad. It's in a good location on the most beautiful island not too far from Spouting Horn and Poipu. Then again, you're never really far from anything there. The biggest drawback is no AC. We went in July. While the room wasn't unbearable, it was definitely warm during the day/early evening. I presume it's better in the winter.

Even though the listing says it is a floating Banyan it does say unit #2112 week 17 on the deed. This to me says that the unit is in building 2, first floor, 12th unit. I could be wrong but there are two descriptions for the location and time.

I saw that too. Question to ask if I decide to go that route, if it gets relisted that is. I'm not rushing into anything, I need to do a little more research. Seller was pretty responsive, asked him a few things and he answered right away.

Usually they will say it's a fixed week. If It is a floating week the building and unit number are only for inventory purposes.

Looked a bit, I believe the location and date particulars are needed for the deed, but this place allows floating booking, and you can exchange on RCI as well.

That's correct, on the deed to control the inventory of weeks. I know there are a few owners on TUG. I believe you can book
at 18 months before checkin there but I am not positive.

I thought no a/c was the complaint a out the Coral building but I could be wrong.

We were just in an Alii 1 Bedroom. 1103. No Air Conditioning. The rooms are set up for venting of a portable unit though, so maybe you can request one for a fee? The windows allow for a nice breeze that blows through the unit back to front. Very comfortable for us in May. Never felt the need for it.
Does Lawai Beach Resort have air conditioning in all units now?

In Hawaii timeshares with floating weeks, it is common for the deed to be linked to a specific room and week, but the associated timeshare program documents stipulate that the owner does not have any right to reserve that specific unit but that the reservation right is for some specific set of unites and weeks. So a unit could be limited to certain buildings, certain specific weeks of the year, certain view categories, certain sizes of units, etc.

The assignment to a specific unit/week is for inventory control, to assure that the developer does not oversell the property, or the associated reservation privileges.

We are owners at LBR and are staying at LBR at the moment. No A/C in Coral, Ali'i or Banyan at this time, but the Lika Lani units now have A/C. The Lika Lani units are the 2 bedroom 4 plex at the west end of the property.

The units do have good air flow and ceiling fans which provide adequate ventilation for the majority of the year.
