Got this unit strictly to trade - never actually stayed in the 12 years I've owned it. Facts:
1. Fixed week 4 - 2 BR, 2 Bath, around Super Bowl (Cliffs at Peace Canyon)
2. 2018 Maintenance Fees ($764)
3. 2018 Week is tied up in RCI, but... RCI points are available for transfer OR I could gift them to you for 2018, as of now about 100K points.
4. Closing Costs - using First American Title (in Las Vegas, NV), closing & transfer < $600
5. Closing Costs paid by buyer (I'm flexible with closing company if we want to shop around)
6a. Sell Option 1: Buyer pays maintenance for 2018 & closing,
Seller provides existing points to accommodate a 2018 RCI exchange OR
transfers them to an existing RCI points member
6b. Sell Option 2: Buyer pays closing costs and can stay on property in 2019
Seller will use points for 2018 and terminate RCI membership
Bottom Line - I'm flexible but since I'm giving it away I don't want a lot of expenses. There are plenty of reviews and information about the resort on this website.
