The resort seems very expensive to rent.....compared to maintenance fees. I don't mind someone making a little above costs.....but so many rentals are double! We were planning to go in November.....so definitely off season.

I know that the Royals have a special website where owners rent their weeks....is there something similar for the Westin Lagunamar in Cancun? If not, is there a website for Cancun timeshare rentals by own? We've already checked TUG and Redweek.

If you are talking about 2015, I'd contact everyone who has the week you want, and make a lower offer. Nov. is only 2 mos. away, and people will be ready to lower their price.

All pricing should be based on supply and demand. If the rental costs are too high and not deemed worth it, they will remain unrented. Does Starwood have rooms available for direct booking? What is the per night rate including tax? That can help you determine if the rental rate is fair or not.

I think owners are well in their right to ask for rent that is considerably than the maintenance. Many purchased directly from the developer, so that initial purchase cost is likely part of the equation. And resale owners have taken on the risks associated with ownership, including the potential for maintenance cost increases, inability to use / rent / trade, etc.

I agree with both Denise and margolism:

1. Go ahead and contact everyone who has a unit up for rent and see if they are willing to negotiate.

2. The pricing should be based on supply & demand. I don't think the amount someone pays in mf is really a factor on the market. (Although, the mf amount might have some influence on what someone is willing to rent out their unit for). I would also suggest you check to see what rates spg has listed for the unit/dates you're interested in (a lot of dates in Nov. were not available).

Which week are you looking at in November? If it's Thanksgiving week, I would expect a bump up in pricing.

I don't understand why there would be any correlation between maintenance fee and rent. Should not be an issue unless you find and owner that just wants to cover their maintenance fee. We don't rent our timeshares, we use them and would have to be desperate if we were to rent something out JUST to cover a maintenance fee.
I can understand if you are renting a portion of a lock off to ASSIST with maintenance fees but to try to make a correlation between rent and fees, I don't I don't think is reality.
Rents of all types whether vacation or permanent year round typically are based on supply and demand as previously stated.....that's economics.
Hopefully you be able to find an acceptable rental, size and price. Lagunamar is an incredible resort. We love there and looking forward to returning in a couple of weeks.
For additional rentals you may also want to check out vacation websites like VRBO or HOME AWAY. Best of luck in your search.

I'd bet that it is a lot cheaper than booking directly at the resort !

They have had them reserved for months already, and would have loved to find someone like you a head of time to pay in advance for the rental and save you some money doing so, I would message them and see what you could do for 2016 or 2017 in advance to save money. win - win for both.

I have to get most of my rentals 10 months in advance or they are gone.
I would love to find "planners" to massage me, plan and pay upfront and enjoy saving money on renting our places so I don't have to use my money to hold the vacation/ advertise till I find a renter.
20% savings by doing this , I haven't found a planner yet. Normally saving 40% to 60% compared to resort cost.
Also has been times that it cost the same at the resort (off time) vs points I would need to use and I would tell you so.

On Starwood the room rate for a 2 bed is about 600-800 a night. Maintainance is about 200 a night. Rental is something in the middle.
It rents well as there are no mandatory AI and it is opposite the mall and it is a really nice resort.

Appreciate the feedback.....think we may just go back to the Royal Sands (we did like it there; it is so much better priced than Lagunamar) but we were hoping to try the Westin because we liked the look of the resort and it's fun to try something new. I always see last minute deals (especially on ebay and here on the sightings board; occasionally Redweek) but I hate waiting too long when we're coordinating airfare from all over the country (kids in Spokane and Las Vegas).

Is the Royal Sands an all-inclusive property? I.e., are you obligated to purchase an all inclusive plan when staying there?

As previously mentioned, a key reason the WLR rents well is that it is NOT an all-inclusive resort and does not require guests to purchase a plan, which can be well over $100 per person per day.

The Royal Sands is sometimes all inclusive.

If you are a non-member, you are required to take the all inclusive if you exchange in through II or RCI or rent from Expedia.

However, if you rent directly from a member, all inclusive is optional, not required. In addition, if you would like the all inclusive option, you pay the reduced member rate of $69 per person per day. By renting from an owner, you do not have to take the AI at all.

I believe that there are two options for AI, the 7 day or 4 day. The 4 days must be 4 consecutive days.

Maybe its a nice resort with a nice location?

Anyway....Hope you find the week/unit/resort you want to stay and the price that is right. And don't take this post the wrong way, but as an owner reading how a non-owner wants to stay at my resort, but at a cheap price just makes me chuckle.

They practically want it free and unless your desperate why do you need to comply with that! I found other people willing to pay the fair price.

Funny....I rent a lot of Disney points. I am very firm with my price, but am constantly dealing with people who want to pay $8 per point.......please.
