new to Marriot. just doing all my research before I decide whether to buy or not. Just saw a Ko Olina 2 bdrm lockoff annual go on ebay for $15600. This seems like a very good price from what I've looked at so far. Are prices really dropping, or is this within the "normal" range? The cheapest one I see on Redweek is at $22,500. Thanks

Recently there have been some unusual buys on Ebay...a sign of the economy. Keep in mind that Ebay reflects selling prices and Redweek asking prices (which often have leeway for negotiation).

When looking at Ebay auctions, just make sure the listing is clear and correct (annual or EOY use, view, etc.).

Get the best price you can and then hope it passes ROFR. Make sure you buy from a seller putting money in escrow and that you will get a complete refund if Marriott exercises ROFR, but don't offer more just to pass ROFR, because the threshold is a moving target and it appears that some really good buys are going through presently (again, a reflection of the economy).

$16,500 for an annual 2-br lockoff at KoOlina is not particularly low on the resale market. It's right in there at about the right price.

Any current low sales prices may indirectly be a reflection on the high costs of airfares just to get to Hawaii............

Disagree with Hoc .....16,500 is unusually low on the mountain view annual 2BR resale market. Anything ~20K and under was (until recently) an extraordinary buy.

I'll add that it's impossible to compare an eBay completed transaction with a Redweek (or other) asking price. Resale asking prices are almost always negotiable, often significantly so.

Resale prices have been lower lately. I recently bought an EOY MV at Ko'Olina for $10K. I haven't personally seen anything go for less on ebay that actually met the reserve but others might have seen better. That price might or might not make it through ROFR, I'd guess it's pretty close to the cutoff or below at slightly less than 50% retail.

That's asking price. Bears virtually no relationship to sales price.
