Kauai Beach Club 2 bedroom unit

Is a 2 bedroom unit merely 3 hotel-sized rooms that are attached - two set up as bedrooms and the room in the middle set up as the living room? Thanks for the info.
 
Yes, just like Maui Ocean Club.

Actually, if you look at the floorplans, the ocean view units look like three combined side-by-side hotel rooms. However, the ocean front units look like suites. In the ocean front unit I will be going to in a couple weeks, there are not three lanais, but one attached to just the living room. If is difficult to see how that unit could have ever been anything but a suite. The shape is not consistent even with two side-by-side rooms.

I believe ALL units at Kauai Beach Club are converted hotel units. The 2BR OF that is shown on the website is most likely the floor plan of an end unit.

Here is the 1BR OF in the same building.

I suspect it is true that all the units were once hotel units. However, I believe that the origingal question was whether all of the 2BR units are joined side-by-side rooms. The link to the picture of the 1BR unit you refer to does have the shape of two side-by-side units, except one of them lacks a lanai which makes it doubtful that it was ever rented that way. The floor plan of my 2BR unit looks like it has always been a 2BR suite.
 
In the 2 BR oceanfront unit we stayed in two years ago was based on a one bedroom and a hotel room, probalbly a one bedrome suite and an adjoining hotel room. There were only two lanais. The bedroom from the one bedroom suite was in the back and had only a window.
 
At the KBC the Ocean View 2-bedroom units floor plans differ from the 2-bedroom Ocean Front units.

Rfb813 is correct with his 2-bedroom ocean front description that there are two lanais with the master bedroom located in the back of the unit. (Although only 1 lanai has the space for table and chairs). The guest room is the “hotel room” lockoff size.

The Ocean View units have three lanais each with table and chairs. Both the master bedroom and guest room are the size of the “hotel room”. In my experience, unlike the ocean front units, the ocean view units also include a safe in one of the closets. Interestingly, two bedroom units range in size from 944-1207 square feet. I think the smaller size units are the ocean front units located in the Kilohana wing. (the original hotel site)

I agree with the above comments that the KBC is a hotel conversion, hence the modification of hotel rooms. As such, units do not include a full kitchen and washer/dryer. What KBC does offer are Marriott resort amenities.

I just like to say that the converted hotel rooms are very nice. The bath rooms are huge and extremely nice.

The only thing which wasn't done well is the kitchen convertion. The super small refrig is a big negitive. There is only a microwave and a toaster.
 
Just returned this morning from Oceanfront 1 BR and we had only one bath -- the picture shows two. We were in Kilohana Tower Unit 1136 :). The bathroom was smaller than average, very little counter space for makeup. Curious--were we in the less than 1000 sf unit? Are there other oceanfront one BR lockoffs that have two baths and more sq.ft? Loved our view, but you can have our unit -- that pretend kitchen was very inconvenient.
 
We bought our 2BR ocean front unit last year as a resale because the price was less than I have seen most ocean view units selling for. For some reason I missed the fact that it did not have a full kitchen. Not having a range is really a bummer. I guess we will have to drag along an electric skillet now everytime we come. It sounds like the upcoming refurbishing will help a little, but I saw nothing about adding a range.

It appears to me that the ocean front 2BR units are definitely smaller than the ocean view 2 BR units.
 
Cathyb: How can your one-bedroom unit only have had 1 bathroom? ON my confirmation it specifically says 1 bedroom, 2 bath. Our family needs 2 bathrooms. How can I make sure I get a one-bedroom with 2 bathrooms? :confused:

Oh, by the way, in the little kitchen I read they have a little dishwasher. Does it work okay? Do they provide dishwasher detergent? Thanks for the info.

Maybe Cathyb has a 1BR that came from the "locking off" of this 2BR unit.
 
Thinze3 is correct, the one bedroom one bath is a lockoff from a 2 bedroom 2 bathroom unit.

We were at KBC 2 weeks ago. Our one bedroom ocean view unit (2 converted hotel rooms) had 2 bathrooms, much like 2 hotel rooms would have 2 bathrooms. There is a dishwasher in the nonbedroom side that is small but functional. The lack of kitchen facilities is a problem, but it just means more meals at Duke's and Portofino's for us!

We would recommend attending the operations update for owners. It was very informative on the issues with the flooding and future updates with the timeshares.
 
thinze3: Yes, that was our floorplan! Re another post about the dishwasher -- it was half size. We had to wash dishes every day and usually we had one meal out. It washed ok.

My problem was that to use dishwasher, the pint-sized refrigerator or the microwave you almost had to kneel down to get things inside all of them (I am 5'8" and over 70). Soooo, every time I had to stoop I would look at our gorgeous view and smile :)

Different subject: We did an update and the guy mentioned another Marriott resort being built near a golf course in Kauai. Is this new news?

The 1br units do have two bathrooms...

We went to the Marriott presentation when we were there at KBC 2 weeks ago. There are three properties under construction up by the Lagoons golf course. One is an upscale Marriott timeshare community, another is a Ritz fractional ownership community and the third is a Marriott Residence community (own year round). I do not know if the timeshare community is one that we all can trade into.

All will be out of my price range. There will only be 27 holes of golf instead of 36 holes. And there will be some retail shops there, also.

But, I do not understand this.

When I asked if I could have oceanfront, she said that she has no control over that. Whatever unit was traded in for me to get my exchange is the unit I get. She then said that I was lucky and will be getting an oceanfront because that was the unit that was traded. I asked if I could have a high floor. (I thought why not ask.) She said that she would not be able to confirm a high floor because she has to leave those for KBC owners. If, after they are assigned rooms, there is a high-floor oceanfront available, I may get it.

How can she say I get what unit is traded so I have no say if it is oceanfront or not, but she then can say she cannot tell me which room I will be getting?

What do you make of that?

Because when trading, you are, in effect, getting whatever the owner deposited. Thus, if the owner deposited an OF unit (lucky you) and you traded for it, you will get assigned an OF unit. However, even owners don't know exactly which unit they will be assigned, because the weeks are sold as floating weeks, only with assigned views. So, her telling you that you will get an OF unit BUT that KBC owners staying in their owned weeks will be assigned to villas preferentially makes sense. Traders get the left-overs in the assigned view.
 
As an exchanger you will probably get a low floor ocean front room, but the fact that you did request high floor may help you somewhat.

There is a strict pecking order for view requests that should look something like this:

multiple week KBC owners using their rooms
single week KBC owners using their rooms
multiple week KBC owners trading in
single week KBC owners trading in
multiple week MVCI owners trading in
single week MVCI owners trading in
Rental guests
outside exchangers
etc...

And then they look at when you placed your request.

terry: It also helps if your advisor makes the oceanfront request!!! We got 11th floor gorgeous panoramic oceanfront view from where the ships go in on the right to the homes on the cliff at the left (Unit 1136) :) and we are not KBC owners but did trade in a two BR DSV Feb week for this 1BR.

Good point! I called my VOA & Ko'Olina last week to make my request for next July and let them know that I had an oceanview room designated on my trade.

WOW! I hope to be half as lucky as you were. :)
