With the points chart requirements, I will just stick with Lagoon / Kaila tower. My 7000 old, 11200 new unit won’t get much at this new HGVC resort. I mean, it’s even more expensive than most other Hawaiian resort. Like by a lot, not just 50% more.

There's also a separate listing for the Penthouses at Ka Haku. Looks like they're setting it up similar to how The Quin is set up as separate resorts to avoid upgrades to penthouse units for elite owners. Wouldn't be surprised if the penthouses are fixed week fixed unit ownerships.

Inflated points could be used to push people to buy new resorts to justify initial cost and MF/pt.

The game has rules, but they can change over time and we have to adjust.

Note: I'd still be inclined to go RESALE.

THis. not sure if this one has any new restrictions about using these "Club" pts back & forth with all the std HGVC places though.
Both Marriott & HGV were building places a few blocks away from the beach, weren't they? Marriott was closer to HHV, basically nr the park & HGV was a few blocks (or more) in the D Head direction. One of them (don't remember which) was where they tore down an old shopping center/mall. Ths must be the HGVC one.

Looks like a nice place, more aimed at couples and adults than a big family resort like HHV. Not on the beach, but should be a good location for shopping, eating and drinking.

It will be interesting to find out if construction has finally started. This was announced pre-covid. The site had some old buildings with a fence around it.

It will be interesting to find out if construction has finally started. This was announced pre-covid. The site had some old buildings with a fence around it.
Construction started by demolishing Kings Court. It was an open lot with a little infrastructure construction till covid stopped all work.

Construction started up again early this year or late last year.

I just looked at the points chart and interestingly enough, Ka Haku doesn't have a Home Resort Priority Window (like Liberty Place and unlike the bHCs in NYC and DC). I would think the fact that owners have no reservation priority aside from Home Week would be a disincentive to actually buying there...but evidently HGV feels differently.

The reservation windows there are similar to those at Liberty Place, a Hilton Club, La Pacifica, a Hilton Club, and Elara, a Hilton Club. None of those have a home resort priority window, which are limited to W57, The Residences, The District, The Central, and The Quin by the 2024 Club Rules (pages 3-4) though there is an allowance in those to offer them at additional resorts in the future or during the first year that a resort is available for occupancy through HGVClub.

I'm not really sure what the benefit of actually owning there would be other than the potential for there to be a limited owners lounge and/or limited open season availability as there are for some of the bHC resorts and the penthouse units at Grand Waikikian and Grand Islander. It's too early to tell if that will be the case for Ka Haku. There's also the fungibility of bHC points in the current version of the website but that could go away anytime HGV decides to limit it to match the home resort rules; I expect that the cost per point at Ka Haku wouldn't really make it attractive to own there for use of the points at a different resort in any case. I would speculate that they'll either be following the pattern at The Quin and selling the penthouse units as fixed week fixed unit ownerships since they set the resort codes up similarly and/or they'll implement a home resort priority when they become available. They will have to balance incentivizing sales there with the occupancy rates for a new resort that is mostly developer owned.
