Purchased direct over the weekend at Grand Pacific Palisades in Carlsbad. This was our second trip and presentation, we purchased the VIP package that "froze" prices a year ago and provided points for us to travel and experience the resorts. Great experience thus far.

Signed deal:

5,000 points Biennial
7,000 bonus points
$880 MF

Walked away feeling pretty good, but now see we can do a lot better. So happy we found all this great information before missing our cancellation period. Thanks to all!

Congrats on saving some cash by rescinding. I own GPP with HGVC, and I love the resort for my family. Unfortunately, I have heard that they have changed the rules in that the HGVC enrollment no longer transfers with GPP on resale, if you decide to sell. Did they happen to tell you that? They certainly should have since that devalues your purchase significantly.

While you may not be able to find GPP with HGVC on the resale market you can find Marbrisa with decent prices. For example, you could get resale 8400 annual points with Marbrisa for much less than your 5000 EOY direct purchase you had signed up for.

As far as I know, it's the only one (does Seapoint come with HGVC points?). MarBrisa is still mandatory and automatic. I don't know if it's HGVC or if it's GPR than made that rule. I know that MarBrisa was talked about that happening to, but that has since changed and now HGVC is building on to the resort.

I have a friend who owns at Palisades and her value is diminished.

Are you saying that it doesn't transfer and the new owner would need to re-enroll like Bay Club? or there is no option to re-enroll? (which would significantly devalue.)

This issue is pretty specific to the resorts developed by Grand Pacific (GPR). With most HGV resorts, resales retain their relationship to HGVC. For example, if you purchase at resale at SeaWorld in Florida, the HGV membership will be retained, and you will have to enroll in the HGV club.

Are you saying that it doesn't transfer and the new owner would need to re-enroll like Bay Club? or there is no option to re-enroll? (which would significantly devalue.)

There have been reports that resales at the resorts developed by GPR, Grand Pacific, SeaPoint and Marbrisa, all lose their affiliation with HGV when resold. Unlike Bay Club, there is no option to re-enroll them.

There seem to be some confusion on this, so perhaps there are exceptions.

I purchased my GPP late 2012 through the GPP resale department. They were able to add HGVC upon purchase. What I purchased was an 8400 point fixed summer week for a price that I thought was excellent at the time. I too have the same clause that HGVC transfers only with Advanced Commercial Corporation (ACC). However, I had negotiated an amendment to that that says HGVC transfers even if ACC does not handle the resale. It will be interesting to see how that goes when I am ready to sell.

A few years ago I spoke to the person who handled my original purchase at GPP and she advised that HGVC took over all resales of GPP. What that means is that there is no longer an opportunity to buy GPP with HGVC at a reasonable price because it is now all at developer pricing. It is also a negative, IMHO, for owners at GPP who need assistance in getting out from their ownership because there is no longer a dedicated team at GPP that can find buyers who are willing to pay reasonable resale prices, but who would balk at developer prices. I also think that ACC no longer handles resales so every GPP would lose HGVC upon resale, unless exceptions made.

BTW, my resale is viewed as a developer purchase so HGVC is always confused when I do a sales presentation and they see the purchase price I paid.

So basically with the possible exception of your GPP property, property owners must sell through HGVC. Listing your property for example on ebay and you loose the transfer benefit, is this correct?

Good questions. Advanced Commercial Corporation is Grand Pacific and it appears that they no longer handle any resales. I doubt that HGVC will offer to sell GPP weeks for owners wishing to sell. What they will do is take GPP foreclosures and sell them as as a developer HGVC worth X amount of points with the underlying week being GPP. Current GPP owners wishing to sell are on their own with no more support from the GPP resale department. That is my understanding.

Bought your 1 week every other year at redwolf lakeside lodge for $20 m/f $650 every year. We bought because we live close and can use the day use

Thanks! The sales team at GPP failed to tell us that HGVC woudn't have transferred, and wouldn't have had any idea if RX8 hadn't brought it to my attention. We found a resale at Marbrisa that we're currently looking into.
