We just sold our California timeshare via eBay. We've never sold before and I'm wondering what the next steps are?

The buyer is responsible for the closing costs and transfer fee. They know this.

What's the first thing I should do?

I would call the resort to ask what paperwork and fees that they require. Most I have bought and sold have been very easy to do myself. The one that is taking the longest and has been a pain was through e-bay but I believe that is because the resort has made it very difficult to transfer without a lot of paperwork including verification by a notary. Still waiting and I think I bought it in October.

First thing to do is get a contract signed by the buyer. Some may not think it is important. Then go about contacting their closing agent of choice, since they are paying for it afterall.

If it were me, I would want to control the title transfer to make 100% sure it was transferred legally out of my name.

However, if the buyer is paying for it, generally, that means that they get to choose the title company. Have you discussed that?

One thing I would not do is let the buyer to a do-it-yourself transfer. That is not in your best interest. So if they want to do it for free, I would volunteer to pay for a professional transfer.

This is who I use - depending on the state, they charge about $150:

L.T. Transfers
Lisa Short and Mary Pless

*Just saw that you are in Canada - that will change some things.

its a little late to be asking this question.. Ideally you should have naild the process down before the sale

Heres what I would do,

1)prepare a purchase and sale agreement for buyer and seller to sign. include the estopple and your deed so the buyer knows exactly what he is getting
2) send the signed contract and supporting info to the closing company
3) If there is any significant money involved the closing company should be affiliated with a licensed and bonded escrow company
4) sit back and let the closing company do their work

I would use LT transfers as my closing company,
