LONG time lurker. We purchased our first timeshare with Hilton in 2014, retail, we didn't know better! I will say though, with the measly points (now 3840pts Silver, Ocean 22) we purchased we still had great vacations and really utilized the open season access. Hawaii, Park City, Vegas, Colorado :) Over time I have become very educated through this group, and now with some fun money we were ready to rethink how we use HGVC and purchase resale. Landed on Kings Land (our favorite spot we have been 4x!) Purchased s 3 bedroom, 27,600. Purchased for $5000+closing costs ($1443, I know higher end for costs but felt good about it with the purchase price). We got something targeting our costs per points all in and the point/per maintenance fee annually. We also know we will use this quite a bit and will be fine being done with it when we are done. It took under two months from offer to points transfer, obviously passed ROFR. Next goal is to just get rid of the 3840pts however we can ha, because we don't need em and don't want to pay two MFs given the cost per point on the Ocean 22 one. THANKS AGAIN to everyone who contributes here.

Congrats on the resale and welcome to the discussion. That O22 might be hard to dump. You can try to give it away or find a buyer and there is a good chance that Strand will take it via ROFR but you will be paid either way

This price is comparable to a Porsche GT3. One could buy a used GT3 but the new car Porsche salesman would advise against it due to high mileage on the used, the fact that the previous owner could have driven it like he stole it, the previous owner may not have maintained the car properly, the paint could be scratched up, etc…. Those would be good points. However, this is a timeshare, not a car. Because there is ZERO difference between a “brand new” retail deed sold by HGV and a “used” resale deed, the OP just bought the equivalent of a brand new Porsche GT3 for $5000!

To be fair, I guess that wouldn’t be entirely true since the resale HGV purchase doesn’t qualify for elite perks. That is the equivalent of the resale car buyer missing out on a free monthly car wash. I think the $145,000 saved would pay for a lot of car washes.

Is there a site or running list to see what the average deeds cost retail at each location or overall?

I bought a 1BR @ Kings Land that carries 20,160 points EOY. Great MF ratio. I paid $5,000 at the end of 2020. The original buyer paid $47,100 in June 2016.
