Is Westin St. John really in high demand?

Hi,

I've owned a studio at WSJ for 3 years [specific info. deleted]. Despite everything I've read on this forum about how it's the most in-demand resort in the network, I've always had a hard time renting it out. I've had a Craigslist posting up for weeks now, with no responses. And this year's week begins on [specific info. deleted] so I'm worried that I won't get a renter.

Do you have advice on the best way to go about this? (By the way, I tried searching this forum's Classified Ads but didn't get any results for "Westin St. John")

Try searching "virgin grand villas"

That MAY get you what you are looking for.

I'm not familiar with the resort, but that's what i found when i did some creative searching.

WSJ is a very hard exchange - but you are talking about a rental. With the economy in trouble, travel is depressed and people are just not vacationing the way they used to. Especially if the trip requires airfare. I would take a good look at what your competition is asking on www.redweek.com, TUG, and Craigslist. If you are asking more than the bottom asking price, chances are you won't rent. Also, most people want to rent a 1 or 2 bdm., studios are not as popular, so it's even more important to price it competitively.

I also think you should target the East Coast and Midwest Craigslists, if you haven't already. NY, NJ, CT, PA, OH, IL...all these people will be sick of the snow soon and it's a fairly short plane ride to STT.

You might also target cities that offers direct flights to STT.

It is possible to post in more than one CL at a time, but you need to change the title and post content for each listing.

Also try RedWeek - and make sure your rent is on the low side.

Hello;

As I understand things from being at St.john and talking to owners, please verify with owners.

St.John's has two (2) real estate rental companies that rent St.john villas.
You would be competing against them.

Because they rent St.john villas there are far fewer available to trade in the SVN system with owners elsewhere. This implies an artificial shortage, in reality they are traded outside the system.

Alas, Only if Maui had that potential option.

This year is not typical of most rental years.

I have rented our three bedroom pool villa at WSJ several times in the past with no problems. Since April of 2008, I have placed four rental ads in various medias with no luck. I even reduced the price several times and have kept it lower than any other ad for the same time period.

I thought it was because the airfare rates were high, so when the airfare came down, I decided to hop on it and told DH that we were going to St. John this year. I love the place and the maintenance fees are paid - so I'm going! Yes, it would have been nice to put some extra rental money in my annual maintenance fee kitty, but life is short and I am doing what a timeshare owner should do - take a vacation! :banana:
