Is This Wyndham Resale Timeshare Deal Worth It? Advice Needed!

I was offered a Club Wyndham access ownership deal where the seller pays all the closing costs. I’d only be responsible for the maintenance fees of $282 per month for 405,000 points. I initially backed out, but now the seller is offering to pay an additional $1,000 as an incentive.

I’m debating whether this is a good deal. For about $3,600 annually (the maintenance fees), I feel like I could just book a resort stay for 10 days or more without being tied down.

I enjoy spontaneous vacations (last-minute getaways) but also like to plan ahead for bigger trips 4–10 months in advance. Flexibility is really important to me.

Is it worth reconsidering this offer, or should I stick to booking vacations without a timeshare? Any advice or experiences would be appreciated!

Wyndham does have many resorts to choose from so I doubt you would get bored. You are probably right about the $3,600 and ten days but it really depends on what you reserve. I think you would need to look at the directory and see how many points you need for your stays. 405,000 points would get about 16 nights in a two bed deluxe unit in Sedona during prime season and about 18 nights in value season. The directory below is from 2020 I think but it will give you an idea.

nothing extraordinary about it as wyndham points have been available for free for quite some time, but it sure is an amazing deal when you consider those 400k points would cost you what...60-80k or so if you bought them new from wyndham?

the real issue is do you want to spend $3600 a year in maintenance fees to take vacations with those points. if the answer to that is yes, its a great deal. if you can vacation cheaper by renting, its not!

Though I - without much shopping around, paid about a thousand plus transfer and closing costs for 405,000 at the Smoky Mountains location for $600 less MFs. CWA is free / incentivized resale because you do pay more every year. I think if I'd been willing to pay $4,000 or so to snag a Bali Hai deed on ebay for 308,000pts or there abouts the MFs on that were around $1,200 IIRC (and if they weren't lying I guess). I guess it'll depend on where you want to go, when, and what you think is a good deal - but if you troll ebay long enough I bet you find a Wyndham deed that'll look good to you but the purchase will cost you more.

The points could be useful for some of these---the closer to ten months you can get, the better.

As Brian puts it: Do you want to include ~$3.5K in your annual budget for vacation lodging that will satisfy part of (but not all of) your vacation needs? If so, this is a good way to do it.
