Is this good deal for La pacifica?

Hi. I'm living in Japan and new to HGVC. I've just signed for La pacifica 23,040points 1br with MFs $1700. Price is $10K + estimated closing cost around $1.3K. I think MFs is good and the price is reasonable. But just concerning about RTU until 2069. How do you think about this property?

Welcome to TUG. .0738 is an excellent Maint Fee Cost per point if you plan to trade this. I believe this unit also has 32:2 HGVC to Hilton Honors conversion but you should check.

Is this a resale? $10k may be good (or not - I just do not know) because this is a relatively new property and resales are just beginning to hit the market.

I do not see RTU as an issue because it is a guaranteed exit if you cannot rid otherwise. They also are a lot less hassle to record and legally dispose of upon death so your heirs are less burdened. I prefer International RTUs for this reason.

Most TS owners do not expect to get back their initial investment except for certain properties e.g. Marriott, Westin Maui Oceanfront, ski weeks, Ocean Oak peak summer. Try to negotiate purchase as low as you can. Ask for a copy of the property charter to see if there is an exit provision for non-payment.

There is that kink in HGVC's price list. The newest resorts with the "next-gen" points levels, but the actual $-Price can't be re-jiggered the way points can, so
1. seem over-priced to exchange into (unless you have a huge # of cheap pts)
2. buying the deeds usually gives excellent MFs/PT, as long as you want to pay the upfront.
Of course, you could find a EOY gold studio and it is still toxic detritus.

$10,000 seems like a great price for that, as long as you will use it for 20 yrs and you need that many pts or you plan on going to La Pacifica every yr

I purchased a resale one bedroom with 26,880 pts (mf slightly more than yours) for $5,000 about a year ago. I did it for the fun of it thinking that no one would buy a unit for over $130,000 and then unload it for practically nothing. But, the seller jumped on my offer. They even tossed in 26,880 pts from the previous year at no additional charge.

I looked at a couple different places online just now and I see a similar unit with about the same number of points on SMTM for $119,900. More and more units are now coming available on the resale market from La Pacifica.

What is a good price? It all depends on what you want and what you plan to do with the product once you own it.

Good luck with your research and your buying decision.

Given the high number of points required to stay at LaP, this might be a good unit to use. Also a great trade. I found the studio to be very nice with a great ocean view but the kitchen more like a wet bar so not feasible for more than a few days given you cannot walk to many restaurants. Perhaps they expect you to use the onsite restaurants which IMO gets old and expensive.

A 1 bdrm with full kitchen would be more practical for a longer stay.

The only thing is the 1 bedroom is the same points as the Premier Studio and double the maintenance fee. We find we don’t cook much in Cabo so just having some snacks and breakfast items in the unit is sufficient.
