I've been looking for an even year contract and have the opportunity to buy 154k even yr. at the Grand Desert for $1500 "all in". Do you all think that is a good deal, or since points won't be available until 2010, should I wait and take the chance for an even better one? Do you all feel like Wyndham points have hit bottom? Thanks so much for your input.

You can get 154,000 pts Yearly for that amount. No I would not consider that a good deal either.

Purchasing timeshar through resale...

Just wanted to comment on purchasing timeshare through resale....

There are going to be a lot of great deals out there through a lot of different medium.

I strongly suggest to do your due diligence as a buyer and to be extra careful when purchasing directly from the owner (if that is the case)

I have heard a lot of horror stories of resale purchases that were not through professional office or brokerages that ended up as a total disaster. Don't let greed take control of the purchase.

As a resale enthusiast myself, I would prefer to work with an experienced (licensed) agent that has the appropriate checks and balances to protect both the buyer and seller. You may pay a little more but at the end of the day, you will still save A LOT OF $$$ and you can sleep better at night.

Some things to look out for....
- Purchasing an ownership that has a lien on it.
- Purchasing a product that is different than what you thought.
