Is an electronic deed normal?

I bought two separate ts on eBay in the spring, one Wyndham, one rci pts. Bought both from the same company. Received my contract, receipt, etc promptly via email. I just realized a few days ago I never received an actual deed on either property, although both contracts stated "deeded". I emailed seller last night & received a reply this morning stating ~~~

An electronic copy of what appears to be a valid deed was attached for both properties. Both Wyndham & VV recognize me as the owner & I have made reservations using both already. Is this normal or should I strongly request the actual deed? :shrug: Will this cause me problems down the road? Thanks

its normal. You could check with the county recorders office to be sure. Many county land offices make all this stuff available online too. Even in little Lee County Florida, where I live, I can look up the deed for any property in the county and print a copy if I want it

The original deed is an interesting artifact. I like having mine, along with my car titles.
But as long as its recorded in the county's public record's office, there's no need for an original.
If its lost or destroyed, an electronic copy will suffice.

There might be an "electronic deed", BUT, if a closing company was used, and paid (by someone), they should obtain and actual deed for both properties, and send them to you ---IF you asked for an actual deed.

I did pay for closing~~$500 for each property, :eek: including resort transfer fee, & yes a closing company took care of it. So I agree that I should be provided with "my deed", not just a copy. I just didn't know if this was a normal, accepted practice to email a copy only. Honestly, I prefer my original.

An original is signed and then electronically recorded. The electronic is the prevailing deed as it has the recording stamp on it. In this day and age, there are about 1000 counties that do electronic recording which cuts down onthe time to get it there, and get it back, and the recording fees are always correct.

Talent is right, the electronic is all anyone needs and if lost a certified copy from the clerk is considered an original.

We do not like to send the orginial with the electronic copy as people still do not have a good handle on the recorded documents and since the "original" does not have the clerk stamp on it, I have had people question if it was even recorded. We live in a new day and age and the day of the orignal is going by the way side.

I have in office even had deeds that were electronically signed and digitally notarized and a true blue ink origanal does not exist. Welcome to the 21st century where everything will be digital at some point.

I'm doing a mortgage re-fi, and on the numerous docs where they need a "wet" signature, all they want is a faxed or e-mailed PDF copy they can store on a computer.

I recently e-mailed a PDF copy of a check to a family member. He presented it to his bank for deposit, and they took it w/o quibble. Many banks are accepting e-mail "deposits" of PDF checks in lieu of originals.

These days, if someone wants me to send them an actual piece of paper, I'm like, "Geesh, now I'll have find an envelope and a stamp somewhere."

Thanks for all the info everyone! Eases my concerns~~~in this day & age it's hard to trust people that you have to give your hard earned cash to!
