Insurance Coverage Question [duplicate posts merged and moved]

I imagine this is covered elsewhere, but as new info for me, and as a reminder for others...

If I exchange with you, and the person to whom you assign my home resort week causes damages there at my home resort, who is responsible - them, you, or me? Thank you.

Almost all resorts require everyone who checks in to provide a valid credit card to check in- and charges or damages go on that card. Owners are not responsible.

Also, it's extremely rare for exchangers or renters to intionally damage the unit - they know it will go on their credit card. Mark at SFX once told me they had never had anyone intentionally trash an exchange through them. Yes, accidents happen, but that's to be expected.

Also, most resorts have a minimum age limit that keeps out the spring break crowd.
