Insane nightly rates for Spring Break in Park City (MSW)

With taxes, yes. I think you can get 4 Seasons Hualalai for less (not 2BR).

I think that’s a reasonable price for downtown Park City, Marriott, and across the street from the town lift. However, the arrival and departure dates are fairly late in the ski season, and I’d expect to see those rates earlier in March, rather than later in March.

I know many families that would not blink and eye at those rates, during the first three weeks of March.

In the eyes of a Marriott timeshare owner, the rates may seem preposterous. Honestly, I believe that rates like these, strengthen the MVC Value Proposition.

As you well know, there are dramatically lower rates to be had on RedWeek.com. Remember, the Marriott rates include daily housekeeping and Marriott Bonvoy points, thereby making the Value Proposition a deal breaker (tongue in cheek).

We saw similar rates on www.marriott.com for Desert Springs Villas, for March 2025, and astronomical rates for the same period at the JW Marriott Desert Springs, for a hotel room.

There are no shortage of Marriott Park City weeks on redweek.com
667 between the two properties, with most going for half that amount.
Or less.....

The thing is, the vast majority of the general non-timeshare-owning public is not aware of Redweek. For them, they would see the rates on marriott.com and assume that their only option is to pay those prices. Even a majority of timeshare owners don't know about sites like Redweek, Koala, etc. They don't even know about TUG.

That’s comparable to what Marriott rents 2BR in high season at Maui Ocean Club, so it’s probably market based for ski season spring break also. A couple years ago we had to pay almost $1k per night for a January hotel room on Grand Cayman, so the Park City rates for a 2BR are a deal by comparison.

It is our kids' spring break and still enough snow on the mountain. Glad our 1BR Gold Shadow Ridge pulled it.

And they will pay us to try to sell us club points which would cost us $3,175 MF for the week after upfront $58,500 retail purchase. What a country!

IMHO, Marriott’s have increased across the board more this year and next year for Christmas, New Year’s and Spring Breaks nightly costs.

This is my opinion only.

This is my opinion only.

We saw evidence of that at Marriott’s Desert Springs Villas, and the JW Marriott Desert Springs, next door to DSV, this winter. In many cases, rates are many hundred dollars more, per night, over last year, at both the hotel, and the villas. I wonder if this is a case of supply and demand, driving rate, or some other phenomenon.
