II trade not happening, driving me crazy.....

OK, I know I cant get any definite answers to this post but I would appreciate some help and advice if possible.

I have deposited my week in Tahoe, 2 bedroom unit with kitchen during June 2009 and I am requesting a unit in Maui. I have given a window for exchange from June 15 - August 15, 2009. Here are the resorts I requested: Sands of Kahana, Marriott & Villas, Ka'anapali Beach Club, Kahana Villas, Westin & Villas, The Whaler.

I put in this request in September and I still havent heard anything. Am I being impatient? Does this look like a good exchange? I have heard dues are due in January so things happen then, is this true?

Sorry if I sound desperate, but I am!!!!!

I appreciate any input you can provide for me.

Unfortunately, Maui is the hardest Hawaii exchange, and you have requested a unit during the summer - when demand is at it's highest.

Also, the trading power for the Ridge Tahoe is not going to be high enough to pull most of the resorts on your list. The Marriott, Westin, and Whaler are 3 of the top Maui resorts.

For a Maui exchange during the summer, you really need to put in your request at least a year in advance.

Maintenance fees being due in Jan. has more impact on the resale market, than the rental market. Owners can't get their dues paid by depositing a week.

I would open it up to ANY resort on Maui and be prepared with a backup plan. You will have more luck if you add other islands, as well. Kauai is a fantastic island and always has more availability than Maui.

The Marriott and the Westins give internal priority for owners of Marriotts or Starwood properties, respectively, so it will be very difficult to get a summer trade if you are out of the network. Also, Starwood typically don't deposit summer Maui weeks in II.

For the most difficult trades you should always have your trade requests in BEFORE 12 months out. That way when owners make their reservations at the resorts you are seeking (at 12 months out) and begin depositing them, you are already in line to get one - hopefully.

If you are trying to get a 2BR unit, you will definately have to open up your requests to lessor quality resorts, not just the top six resorts.

I own at the Ridge Tahoe also and have found that my week (floating - swing season EOY) exchanges quite well, but have never tried for Maui in the summer.

Can you open your time frame up to the first of June? There might be more availability.

We got three weeks on three islands a couple of years ago. Booked Maui first and took any resort available. Then we added the other two islands, which we knew would be easier trades.

There is TONS of last-minute summer availability in Hawaii.

Last summer, I could have booked a 2BR at the Maui Marriott every week in June and July if I'd wanted to.

We booked hotel rooms for the dates we wanted, made reservations, then I nabbed the trade I wanted 2-3 weeks out and cancelled the reservations.

Might want to consider trying that approach. At the worst, you make the reservations and get your flights and wait for the trade.

Also, if the trade does come through, you can still keep an eye out and pay an extra exchange fee to trade up to a nicer resort if necesseary.
