I've owned this week for the last 2 or 3 years and have traded to Bonita Springs FL, Aspen CO, Beaver Creek Park Hyatt, Sedona Az, Wild Oak Ranch in San Antonio TX, Hyatt in Branson MO, Marriott in Orlando. Its a great trader and can maximize your usage. The most I've used in one year is over 3 weeks, by travelling on low season times. "Buyer" is responsible for LT transfer fee and Hyatt transfer fee. I have not, but prefer to gifted to a young family who wants to get into HVC without having to spend $35,000

Is the $1800 annual MF/club dues/reserve etc, paid EY or EOY (year of use)?
Also, to clarify, this is 1300 HRC points EOY?

This is Every Year. First Year usage will be 2025. The owner has until October of 2025 to use by booking within 60 days out.

The Maintenance Fee is paid Once per Year, as well as the Usage is Every Year the owner gets 7 nights at Wild Oak Ranch or 1300 points. Let me know ASAP if you are interested, because I am about to pay my fees and once paid I won't gifted until in 2026.
