Hyatt Main St Station Studio

I'm considering buying a studio at the Hyatt Main Street Station in Breckenridge, CO. It says that it is the diamond season (weeks 6-12 and 51-52) but also says it's a floating week with 480 points. I would be using it to rent and a studio during that floating season would work but in looking at the Hyatt points chart, it takes 750 points to reserve a studio during the diamond season. I thought all Hyatt's were fixed weeks but this appears to be floating. Would I have the right to reserve a studio for one week during this period or is this timeshare essentially worthless as 480 points is not enough to get a good week.

The ad is inconsistent. Many ads have errors, frequently caused by the mis-use of cut and paste.

What does Hyatt's estoppel say (that's what matters)? You clearly need to see it in this instance.

The vast majority of Main Street Station fractionals sold have a fixed winter week. They also include float points to book summer / off season.

You should be able to get your fixed week in the winter, your float week in the summer (if you book early you can get some really nice prime summer weeks), and 3-4 nights of float time during the off season.

There were also a limited amount of fixed single winter weeks sold. To account for those single weeks being sold, they also had to sell the floating summer / off-season inventory.

Those typically aren't a very good deal from a points / maintenance fee perspective.

The broker said the estoppel is very confusing and that they talked to Hyatt and were told that this is only a floating week and you don't get use of the studio during diamond season but only the 480 points that can be used anywhere. From what you're saying, the 480 points should be in addition to using the week during the diamond season? It says this is a floating week and not a fixed week. I thought all Hyatt's were fixed week fixed unit that came with a set number of points you could use at other resorts if you didn't want to use your home resort.

These are fairly uncommon. This is a summer / offseason fractional. Your hrpp usage would be to reserve a week in the summer and a few days in the off season.

You could book winter, but you could only book a partial week.

I would stay far away.
