Hyatt Club dues

I am planning to get HRC resale of course. How does Hyatt club dues work in a EOY contract? Do you have to pay every year? What if you have 2 contracts, would this be paid per contract? Thanks

I have an EOY and I pay dues every year.

I believe you are charged dues accordingly for each contract you own.

Club dues are billed every year, for every contract. IOW if you have two EOY odd contracts, you would pay the MF only every other year, but you would pay 2 club dues EVERY year.

I have an EOY even contract around May. Last Nov i only paid the club fees for that contract.

However, I can start spending points from that contract this May if I prepay the MF within 12 months of my home week. Once I spend any points I lose my home reservation. The MF I pay is an estimate (maybe the same as 2021?).

Then when I get billed this Nov it will likely be another club fee and any addition MF due (assuming it goes up).

This whole scenario is the same for a yearly contract. You prepay the MF if you want to spend any of those points. It is just easier to think thru with EOY contract.

Oddly, some folks have reported issues using reservations around Nov/Dec until that extra MF is caught up. So I pay the extra (and club fee) as soon as it posts online.

I would just like to warn anyone looking at the Hyatt residence club portfolio program to avoid purchasing in this program. From what I have read the Hyatt residence club initial program offered available vacation opportunities. We purchased points in the Hyatt residence portfolio program in 2019 and have been unable to secure the reservations that we have sought. Initially the representatives that we spoke to in 2019 were very helpful but in 2020 there was an obvious change and this year the representatives are singularly unhelpful. We also tried to convert the Hyatt residence portfolio points to world of Hyatt points in December and as of March 4 they have not been deposited into our account. Numerous phone calls have been very frustrating. We were also told that making reservations in the various properties would be simple. We have been unable to make reservations anywhere that we wanted to go.
We feel that we have been lied to, taken advantage of and spent
a lot of money for very little value. I would urge anyone considering purchasing in this program to avoid it at all costs. In addition, your $40,000 minimum initial purchase is worth zero if you attempt to exit the program.
We are extremely disappointed in this product

DRANN - i am sorry to hear you got hoodwinked into buying HPP. The consensus on this forum is that it is a terrible deal.

Please be aware that you responded to someone talking about buying an HRC resale. HRC is the original system and has an associated deed and can be purchased resale at near present market value (if it passes ROFR). It is not buying into HPP. And you will find most of us are very happy with our HRC ownerships.

There are limits but both HRC and HPP have access to each others inventory. There is a great post about that in this forum.

You can search this forum also and find that HPP inventory is lacking at many places and in prime seasons. But you do also have access to HRC inventory. Your purchase was a bad deal but at this point it may benefit you to make lemonaid out of lemons and figure out how to spend the points you have - unless you can't get enough value for your paid maintenance fee.
