Hyatt Pinon Pointe 2br EOY week 4 ODD YEARS.

Hyatt has very high Interval trading power. I have pulled OF units with this and the points can valid up to 3 years in Interval using EEE (extended external exchange) . I have primarily used this ownership for a yearly II Marriott studio and have added additional Hyatt internal exchanges. I have had enough points after the 2 II studios for a Key West 4 night studio peak season and also a Bonita Springs 4 night studio offseason. There are also enough points for 3 interval studios in 2 years.

The unit is free and I will cover closing costs using LT Transfers. The buyer will be responsible for the transfer fee (currently $650). I have also already paid the club fee for 2020 - there should not be anything additional owed for 2020. This is good timing for the buyer as you will have the option to prepay the MF after closing and use the points in 2020 (which is what I have done in the past) or you can use the unit itself in week 4 of 2021 (when the MF would be due).

If you contact me to help me sell the unit you will be ignored - only contact me if you are interested in owning the unit. The value I have derived from 2 trips per year has definitely exceeded the cost of ownership, and Hyatt is a great product.

Bumping it up by updating something I have been getting a lot of questions about.

If you currently do not have access to II (Interval International) this will open that up to you. It is not just for trades using your points - but you also have access to cash getaways which in lower seasons can be very inexpensive and sometimes in peak are still cheaper than the MF. For example - Orlando has Marriotts and Sheratons, AZ also Marriott and Westin Keirland and Diamond resorts in Sedona. I have seen fall inventory in the Keys. I owned with HGVC before and only had RCI access and was never impressed with the cash getaways - but Interval has a lot of nice inventory with getaways.

What are the mf?

The last time I paid them 2 years ago they were $1130. I only paid the club fee this year - $157. There is a sticky in the Hyatt forum and I saw 2 posts of around $1207 (which includes the club fee). As far as I know, the lowest in the Hyatt system.

Hyatt still has to record this but the title itself has been transferred to the new owners so this is essentially a done deal.

Hyatt has a buyback program now which I would have pursued if it had been available. It would have been interesting to see if they would have taken this one - in theory they just require the MF to be covered.
