I am considering buying a resale of the FAIRFIELD FORT LAUDERDALE AT SANTA BARBARA RESORT - but it is currently closed due to hurricane damage. Does anyone know if there will be an assessment or if they will actually reopen.

Any other experience with hurricane damage in other Florida timeshare properties?

Tug member Andy S is a many week owner at Santa Barbara and several other T/S resorts in the area (he can winter in Fl this way). He is probably at the Light House, or La Costa right now...or maybe FF exchanged his unusable weeks at the Santa Barbara to some other FF nearby. In any case, I was hoping he would have seen this question.

I drove past the Santa Barbara a few times. It didn't look too damaged exteriorly. But...on one side if the building, many of the windows had plywood over them. I assume the window blew out...and need to be replaced.

I know there is some shortages of building stuff....maybe they want to replace (or have to replace) with Dade Code window (hard to come by & $$$).

If the rain came into all those window, the enteriors are ruined...the wallboard will be soft & moldy wallboard (& 2x4s) must be completely removed in Fl as a hazard material....

I do expect there will be an assessment...and I expect all T/S maintance fees to increase along the ocean and gulf shores of many states....mant insurance companies will not renew the windstorm or water sections of the policy....and the rates are really going up.

The management companies will have to pass these costs to the HOA

I am staying at the Royal Vista now and know that Santa Barbara will be closed down for at least a year. I am going to an owners meeting on Mar. 23rd and will let you know what is going on after that. Andy S.
