How to Separate Deeds

Curious...

Has anyone had two deeds on one contract? Have you tried to separate them and if so how did you do it.

I have two units at the elara and was looking to upgrade one unit. The room is available but the room i want to keep is not available. As such, they cannot do the deal. Looking to separate the deeds so this does not happen again. Initial response for sales person was it could not be done then said it might be doable at the time of a future sale.

Want to find out if others had experienced this condition and how they dealt with it.

I would think it would be possible to use a title company to prepare separate deeds and split the two units apart. But I have not personally done this myself.

You mentioned wanting t to do an upgrade, were you working directly with HGVC, and they said said it wasn't possible? If so perhaps its more complicated than i thought.

How about loans do you have an outstanding loan on these units, if so i it separate loans, or a single loan for both units? If you have a loan, i would expect the lender may not be allow you to split the deeds unless you pay off the loan.

As long as there's no mortgage on it, you can simply deed out the one you want to sell (trade).
If there is, you can ask the mortgage holder to release the unit, so you can.

The deed is only half the issue, getting HGV to issue a new contract number is where the problem lies, as the salesman indicated. I’ve seen 10K Vegas Blvd contracts sold as two 5K gold weeks, same issue.

Trading it in with HGV on two new single week contracts seems to be the only solution sales can offer.

I have also heard that this is not possible. Having recently purchased two Platinum 1BR weeks at Boulevard in one contract (at a great price due to the combination :)), I'd love to be able to split them, but I believe that they will not do this.

HGVC may not allow this as some locations as the units were sold as a bundle. Valdoro sells a ski week bundled with floater week as a package.

The rooms are both paid off and bought at separate times. I have asked the sales person to include the unbundling with a potential point increase sale when they find the rooms i want. Will call the loan department in a couple weeks to see what they say.
