Hello! I am considering buying a resale but I am curious as to what questions I should be asking. It is a points based membership (and i have done a tour at the resort in question, so i feel like i understand how it works for the most part), but I am just not sure if there are other typical questions I need to be asking. I have asked about closing costs/transfer fees, but are there others?

Be sure that resale owners are treated (have the same access, and exchangeability as retail owners) Consider asking the seller (or resort for a estoppel, so you know exactly what they are transferring to you.

1. How are resale owners treated vs. developer bought? Are the rules different?
2. Do I have access to lots of trading opportunities? For example, is it in RCI or Interval? Is it a good trader or points resort?
3. Does the quality of the resort and other properties in the system meet my expectations?
4 Are the maintenance fees and fees to exchange competitive with competing resorts and resort systems? Are they likely to go up faster than I expect?
5 How hard is it to get rid of when done using it?
6 Am I buying enough timeshare where I don't need to buy more later? Or vice-versa, am I buying too much?
7. What is the cost of entry? What fees are there and who is paying? Sometimes the seller will pay all the fees -- but when it is your turn to sell you will need to pay those as well to unload it. Get a list of all the fees needed.
