How does RHC points compare in value to RCI

Has anyone done a comparison? I see from the RHC website that a studio high season at Affina Dumont is 23,750. Manhattan Club for 7 nights is 78,400 (March 2007). That's more than a 3 to 1 RHC to RCI.

How do the MF's compare

I'm not sure what you are trying to compare. Are you trying to compare the cost of exchanging into Manhattan Club using RCI points to the cost of using RHC points?

RHC annual fees vary according to how big of a package you have. I have 60,000 points and my maintenance fee is $1,045. However, RHC just hit us with a special assessment for "increased operating expenses". My feeling is that they did it as a special assessment as opposed to increasing maintenance fees is so the maintenace fees would still appear low to potential buyers.

I agree that Special Assessments should not be used for Increased Operating Expenses except in the following case.

Let's assume that the budget for 2008 was prepared in August, 2007. Let's assume that since August, 2007 insurance premiums increased 15%, real estate insurance increased 30%, fuel increased 25%, labor increased 20%, electricity increased 10%, taxes increased etc. While the numbers I used are simply made up, I can understand that sometimes you just can't predict what will happen. The 2008 expenses have to be paid so there is a special assessment. The 2009 budget should also carry an increase in the annual maintenance fees so there is no need for another special assessment. If there is another special assessment, then management is indeed playing a deceptive shell game.

http://www.tugbbs.com/forums/showthread.php?t=44870. You can determine how many you can own, and then it will tell you how much you are paying. The recently has a SA. Reasonable range is from $300 to $800 for that amount of RHC.

Two years ago, when I checked, there are reasonable avail for New York. This year, they are very scared. They have some agreement with the hotel to get inventories, so don't expect to see a lot of them, and if most people buy the club for that, expect to not be able to get it.
