How do you sell Club Access membership?

My wife and I own Wyndham Club Access. How do you go about selling this type of Timeshare since there is no deeded property?

Good luck trying to give it away. Wyndham will take it back at $0 with Ovations if it is paid in full. If you bought developer they will let you use it for 3 years without paying maintenance the fees. Here is a TUG link read, read, read. Ask questions and many will give you honest advice on getting rid of your ownership.

CWA is a trust which owns deeded property in ~70 resorts! You own UDI (undivided interest) in the trust which owns deeds in resorts which may themselves be undivided interests or divided interests like Fixed weeks.
But, based on the knowledge I have acquired so far, CWA is just as much of real property as a CWS(elect).

Both are equally worthless on resale because of an imperfect resale market! Actually resale is not a market, it's not even a swap meet, it's a garage sale or worse! It's like dumpster diving for buyers!

I put my recyclables with CA CRV in a separate box so this guy who comes around on my Trash Day doesn't have to rummage through my bin!;) So, you can do the same thing on eBay!

How many CWA points are trying to get rid of? And @dgalati asked, is it paid off?

How many points do you own ?

A fully paid for contract can be given away on TUG -in the bargains / free sub forum
in Buying - Selling - Renting Forum.

Small contracts - say 105,000 points ; tend to be a giveaway . Wyndham charges a $399 tranfer fee regardless of size . There is also a yearly Wyndham program fee that has a minimum charge . The net result is that if someone wants 300,000 CWA points , it is more cost effective to get / buy a resale of that size rather than 3 smaller contracts. There is a market for smaller contracts - sometimes it is free to the new owner AND you pay the transfer fee , if you wish for a quick result .

ebay will give you the “ dumpster diver “ price . Many of the Wyndham contracts on ebay are from disposal. companies that charged the (prior) owner significant dollars ( $ 3000++) to take a contract . They then dispose of it on ebay . Since the profit is primarily in the fees charged upfront / they sell it for the minimum needed ~often 1 $ . A million point CWA contract may go for a few thousand $ at best .

Yes, it is paid off. We also own a Select Property. Don't ask me why we purchased that after having ‘traded’ our deeded property we had at Cypress Palms for Club Access. The guy in Wisconsin somehow made it sound like a good idea to have Select Property there.

If you bought CWA retail, you should be able to give back via Ovations plus three years usage MF free. Just ask for the Limited Edition program.

I don't think bonus contracts can be sold. Have you not used up those points?
Your presentation is very difficult to fathom. It's better to go to the OWNERSHIP and look at your contracts you want to get rid of. Financial Info Tab has info about your annual obligations.

I would only give them back to Wyndham as a last resort. You have other options that would still benefit you and your family in the future. I have made a lot of good investments, but the greatest one is my Wyndham timeshares. So many great memories for my family. Send me a message if you have any questions.
