Hello,

Like several others, I immediately had doubts about my purchase. And now I see I can rescind but I don't see specific instructions. Can someone please share the specific language of how to rescind and who to send it to? Would it be Hyatt Vacation Club Sales Department? I bought at the Welk property 2 days ago. They charged my cc for the deposit. Please help. Thank you. Also I do still love the idea of travelling with the points. Where would I go to find them for less expensive? Thank you.

Would it be something like this?

Thank you for the opportunity to own 120,000 points with Hyatt Vacation Club. However, I have changed my mind and am rescinding my commitment. I no longer wish to be an owner of the points purchased on June 19th, 2023.

Please help!

Anne, the instructions WILL be in the packet you got, (as well as the address) but if you can't find them (they are likely hidden in plain sight) just send a letter in plain English that expresses that you wish to exercise your right to rescind (cancel) this purchase.

Something simple, like, I/We wish to exercise our right to cancel the purchase of contract #_____________________ dated 6/--/2023 at (place)__________________.

Signed-_________________ Husband
Signed-_________________Wife

Include a copy of the signature page of the contract for ID purposes.

Write that 'promotional materials to be returned under separate cover'. Then return their junk by the cheapest means.

I don't have the address of their business office, it's likely different than where you signed then contract. It WILL be in your contract. Send it USPS Certified w/ Return Receipt so you'll now when it's delivered.

You will get back your down payment, but it might take up to 45 days depending on when the refund hits in your billing cycle.

Good Luck and Welcome to TUG

There is usually a page as part of the contract that says this - required to by law. look through the entire legal document

Mind sharing the timeshare purchase price? As half of us initially bought developer timeshares, there is no shame.

Just now seeing this so too late to rescind on your particular contract, but - in the multiple pages of the contract there are a few pages to cancel the purchase. You need to do this within the first week (or is it 5 days??) of your purchase. If you do, I would advise sending it certified/registered mail so that you KNOW that they got it. It also gives you legal standing, and of course make copies of everything you send
Look through all the pages carefully

Rescission time periods are actually determined by the laws of individual states. 10 days in Florida and Tennesse, 5-7 days in many / most states, only 3 days in several others.

While rescission information is required by law to be "provided" with the contract, it is not necessarily at all easy to locate. Wastegate, for example, has been known to routinely provide / hide that information on a CD-ROM or on a "thumb drive" or, if hard copy, providing / hiding that rescission information within a thin velcroed binder sleeve. Somewhere here on TUG, there is a photo of that binder sleeve / hiding place, provided by a lucky Wastegate customer ("lucky" as in having successfully rescinded in time).

Hi there- we also got sucked in by the same group but thankfully rescinded in time. I am curious if you had any issue getting your deposit refunded to your cc? It has been three weeks on our end, and still no refund. I finally initiated a cc dispute today.

Hey... Don't worry about it.

Thank you so much for your reassurance! Our first credit card payment came due on that deposit, so we felt we had no choice but to file the dispute. Now we just wait...and wait some more.

Using the assumption that you did in fact rescind in time then State Law requires them to issue you a refund. Hopefully you retained your Postmarked USPS Certified Mailing Receipt which clearly indicates that the mailing was in fact done in time.

If the time frame exceeds 45 days then it may be worthwhile to contact the Consumer Protection Division of the Attorney General's Office in the State in which the Timeshare is located. I'm confident they'll light a fire under Hyatt (or Welk) to be sure your refund is issued.

Best of luck!
