I have heard horror stories of people who have bought timeshares and have not been able to ge ride of them when they no longer want to deal with mf.
Am i correct to assume that would not be an issue if you where to buy resale winter flex on Marco Island at a Hilton affilated resort.

Almost all Time Share Weeks are tough to get rid of. My advice is to buy resale, use and enjoy, and assume that you will never get any of your purchase price back when you ultimatly dispose of your Week. Consider anything you get for your Week above $0 as a bonus. That way you won't be disappointed.

It depends on the week and the market on resale at some future date when you decide to sell. Assuming your week is in HGVC, if you had a platinum season week it would be much easier to get rid of than a silver season week. I've been intrigued by places like Eagle's Nest because they have the ability to trade in II as well as being a part of HGVC/RCI. That flexibility might be worth the price to some.

No one knows what the market will be like in 5 to 10 years, heck we are only guessing at 1yr from now...the best thing to assume is that you will NEVER be able to even give it away or even be able to pay someone to take it off your hands

When you plan for the worse, anything else is a pleasant surprise

I purchased at Eagles Nest years ago. The RCI/II flexability was one of the factors that was part of my decision. The pros definately outweigh the cons owning a HGVC in SW Florida. For example, the only negative thing I have ever found was if Eagles Nest disaffiliated from HGVC. The HGVC is a no brainer to both HGVC and Eagles Nest. Sure, I have seen some much lower resale prices since we bought resale years ago, but thats the market right now. I have never seen any resales that did not sell like some of the .01 cent Ebay listings. All the SW Affiliates are very desireable. We are more than happy with the free RCI portal once we joined HGVC. We have stayed at DVC's 4 times! If DVC ever switches to II, I can join II and do the same. Eagles Nest is next to the Marriott, which we frequent often. Theres so many positives regarding a HGVC affiliate in SW Florida.

Thanks for everyones comments. We are hoping that now is a good time to buy and that the demand for the marco location and the prime season will keep the price steady in case we don"t like being involved in time share vacations and want to sell. We know the Marco property is great but we are concerned about the abilty to exchange into quality properties in prime season. We have decided that the only way to find out is to give it a try
