Lots if windows remain covered with plywood or other things to try to keep the rain out. We drove down through N Miami Beach, then up A1A to Del Ray and saw random damage, mostly windows gone. I stopped in front of the FF Santa Barbara because I couldn't understand why it wasn't opening soon. In one section, dozens of windows were boarded up.
No real structural damage, just lost windows???? It might look that way, but in S Fl (maybe by now all Fl) the windows must be replaced with coded glass....a shortage and highly expensive. But thats just the start.
When the windows went (why pay the expense of shutters?) , the winds blew the rain into the rooms, and flooded those rooms as well as the lower levels. Remember how wall board acts when it gets wet? Most fell off the walls and ceilings. Much grew mold on the cardboard back side (needs to be replaced). (These are all pre 1993 bldgs)
I'm sitting in a high rise now where the B row of apartments from the 19 floor down was distroyed when the owner of floor 19 didn't have shutters (they were not required and still aren't by HOA rules). The wind blew in their substandard windows (Building built before 1992...when codes in S Fl changed). The owners who were here told me Wima wasn't quite a cat 4....which is scary.
So, I expect the Santa Barbara is working on the inside of the rooms, and waiting for the glass for the exterior. ( don't know if they have to replace all the windows or just those gone).
The new glass works. About 5 years ago, my aunt conplained about the HOA voting on new windows for every apartment in the condo called Parliment House, in Pompano (Ocean Front). It wasn't cheap. But her daughter (a RE Agent who sells in that bldg) said no windows were lost.
In the bldg next door, they lost many windows. I don't believe glass can be so strong. Even if they SAY they are, I think I would rather have a sreel shutter closed during those storms. (Another change.....all builds in S Fl will have generators, as will gas stations. (Not sure which counties). But thats all we are hearing from the HOA here. I expect they will say we need new windows, and will assess as such.
