Holiday Inn Orange Lake Resort- w9 form

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
In April I bought an Orange Lake week off ebay. It looks like it is finally being transferred into my name. Deed is recorded. The resort has sent me a w9. As far as I know Orange Lake does not rent out units for owners. Why would I as a new owner need to fill out a W9 does anyone know if the would refuse the final transfer without this?

The best possible explanation I found elsewhere is that they use it to report your real estate taxes as well as any mortgage interest. That still doesn't make sense to me, as all they would need is your SSN, not the form filled out.

I was asked to fill one out for my recent Bluegreen purchase and gave them the info. I do not want the transfer held up any longer than BG already takes.

But filling out an I-9 wouldn't be any better a verification than sending copies of two forms of ID or a passport. Remember, when an employer completes an I-9, they have to physically inspect the original forms of ID and attest to their validity. A buyer just filling it out and sending it in wouldn't accomplish that.

I receive a W9 after every HICV purchase and I never fill them out. The letter that comes with the W9 says something to the effect of the form not being required if a new owner form was already completed (which asks for SSN and I am always asked to fill out as part of the closing process).

In general how long does it take for the transfer to be recognized after you receive the w9 form?

I don't usually receive the W9 until the transfer is complete. Generally it takes about 30 days from when the recorded deed is mailed to HICV for the unit to show up in your account. If the account is new, it could take a couple of extra weeks for you to get your owner number and be able to log in online.
