Not sure where this goes, but there has been a decrease (albeit tiny) decrease in MF's from 2011 to 2012 at Orange Tree Golf Resort in Scottsdale. The 1BR studio decreased from $658.00 to $656.32. Shell's management fee for the resort, by the way is less than 7% of the total collections - which I believe is entirely reasonable (especially in light of an almost 20% figure for addition to reserves).

Its a 1BR

It's a 740 sq ft 1 BR that they call a '1 BR studio', probably because it is a kitchenette rather than a full kitchen, and because the bedroom does not have a window.

I would like to see Shell reduce the MF's for Points, or at least keep them steady. I am not looking forward to a huge increase with our 12,225 points.

What is the interval owner input for the points program?

As an interval owner at a specific owner-controlled resort, I am somewhat protected as the HOA can and does closely monitor management performance. Does Shell have an owner Board or owner advisory Board that does the same for points owners? I also wonder who controls the voting rights connected to those resort interval weeks that have been entered/deposited/contributed into the trust? If enough owners were to convert their weeks into points, could Shell regain control of any of its resorts that are currently owner-controlled?
