HOA Fees\MF's

Do you include the Program fee with the total Maint. Fee to determine the dollar cost per thousand. I noticed on several of the recent threads that Tuggers were stating that they had sub $4 MF's per thousand or MF's below $5. Is this the total HOA fees including Program Fees.Does everyone include the Program fee in the rate. Just interested. Thanks for your help.

Its pretty much convention here to incluse the program fee when talking about Wyndham maintenance fees

And yes there are several resorts still at the under $4/1000 level incl program fee. (at least for 2012 fees) Im not up to speed on where the increases have been and how much they are.

Ron, Thanks. I have been wondering whether I should keep the points that I have or should I replace my points with resorts with lower MF's. My points average MF's over $6 per 1K.

what's it going to cost you to replace those points, and how long would it take to break even (let alone see a benefit)?

Scott, That is the sticking point. As others have stated the points with the lower MF's are going for higher prices especially when you consider the closing costs that some of the ebay resellers are charging. Most of my points are resale and I paid very little for them. I may be better off just living with the higher MF's.
