Hilton Head Right of First Refusal

Does anyone know if any of Hilton Head resorts do not have a first right of refusal? Also, which HHI Marriott's are floating vs. fixed weeks, and any estimates of what summer weeks sell for on the resale market at the various resorts?

Hi,
Harbour point is fixed weeks. Monarch has no ROFR. There are probably others.
Barony, surfwatch, and g. Ocean are float and have ROFR.

Grande Ocean Platinum, 3 x Grand Chateau 3 Bedroom (annual, EOY Odd, EOY Even).,
90 percent of the Monarch units are fixed week, the rest are floating. Marriott purchased after it was built. I purchased 2 units at the monarch resale. One 20 years ago from Marriott and one this year. IMHO, I would not purchase floating at the Monarch with such a small pool of units.

Neither Sunset Pointe nor Harbour Point have ROFR. Sunset Pointe weeks are floating. Harbour Point weeks are fixed.

Appreciate all the info. Is there a consensus on which HHI Marriott's are the most desirable and are there any that you should stay away from? My understanding is that Grande Ocean, Surfwatch, Barony, and Monarch are on the water or very close and that the others are smaller and not near the water. I think all are stand alone 2BR's with some possibly having a few 3BR's.

It depends on what you want and whether being on the beach is a must have.

Hilton Head is good weather wise about nine months of the year and the winter months are still fairly decent, but not good for the beach other than to take walks or sit and stare.

Also, some of the ocean front ones aren't really ocean front. Grand Ocean and Monarch are on the ocean, period. Surf Watch has good ocean views, but you have to walk across a marshy area to get to the sand. Barony has two buildings on the other side of a parking lot and not on the beach at all.

Harbour Club and Heritage Club are in the Harbortown village and close to shops, restaurants and the sound. Harbortown has a Trolley in season that takes you to the beach.

The other two are on Shelter Cove and many have views of the sound. You can walk to shops and restaurants and tend to be smaller.

I've stayed in every one of the resorts and prefer Grand Ocean above all for resort itself and location. I'm an outlier, but I like the ones in Harbortown a lot too. Much smaller and nice. Great for the off season. Monarch is smaller, but right on the beach and a great location in Seapines for biking. Surfwatch is probably the nicest in terms of units, but is on the north east part of the island and not close to everything. Barony is great if you get ocean front or ocean side. The ones on Shelter Cove are fine, but they have no beach (you can park at a small lot with a pass across the highway or take Beach Buggy), and they really aren't a resort per se. Very nice grill area and views.

I'm always so happy to be down in Hilton Head that I look past most of the negatives with any of the resorts and just kick back and relax.

I could give you a very strong favorable opinion on the Monarch as could everyone on each of the resorts. The one potential drawback on the Monarch is the second bedroom has only 2 twins and sleeps only six. If you constantly need bigger, the Monarch is not a good choice (unless you get the crown suite (which is two units made into one.) Normally 6 is fine for me and on the few years I need bigger, I trade for the Grand Ocean. I have always gotten the trade but relying on trade all the time is not a good strategy.

The second statement (*** added by me to denote it) was located later in a separate paragraph in your original post, and further along in your excellent descriptions, but I just wanted to join the two thoughts together to make sure it's clear for the OP that Barony has two distinct phases----Phase I Garden section which is the one described as being non-oceanfront and on the "other side" of the road/parking lot, while obviously phase II is closer, and has 2 OF buildings and 2 OS buildings (all close to the ocean as alluded to by you) much closer than Surfwatch and similar to GO in proximity to ocean---- just a much smaller, more congested resort.

I totally agree with you about Harbour Club. It is my second favorite of the 8 MVCI resorts on Hilton Head, behind only Grande Ocean. We will be spending Christmas at Harbour Club this year. It is not on the ocean but some of the rooms have a nice view of Calibogue Sound.

I don't agree with you about Heritage Club, unless (possibly) unless the free golf is very important to you. Heritage Club is a nice enough resort, but it is one of our two least favorite of the 30 MVCI resorts we have stayed at.

Has anyone had experience with Sunset Pointe? I think it is smaller and not near the water.

I own at Harbour Point, the sister resort to SunSet Pointe. They are on the same property and share all amenities. We like it there, some do not. It is a small resort on the inland side of the island with great marsh/wildlife views. Two relatively small pools, and walking distance to a marina/shopping area. No bar or restaurant on the resort property.

All units there are two bedroom. Sunset Pointe has one room size/layout, Harbour Point has 4 different room sizes/layouts. There is a convenient shuttle to the beach.

Ask if you have any questions. TUG also has reviews of both resorts.

Hilton Head has 8 Marriott timeshare resorts and each of them has their share of owners who prefer what they own whether the preference is based on particulars at a resort or just a "feeling." There are many(!) TUG threads with comparisons - the OP should use the "Search - Search TUG via Google" feature and read through at least a few of the threads to try to get an idea of the similarities and differences.

Not to split hairs here but Barony had 7 explicit phases during development. I think it's better to refer to them as two distinct areas than two distinct phases.


For those interested in the history of Barony Phases:

Phase 1 : Building F - 1 & 2nd floor commercial (Sales Gallery), Floors 3 - 5 had 27 residential units (9 per floor)
Phase 2: Building G - 45 residential units
Phase 3: Building C - 40 residential units
Phase 4: Building D - 40 residential units
Phase 5: Buildings CFB - expanding commercial usages in these buildings
Phase 6: Building A - 45 residential units
Phase 7: Building B - 40 residential units

Phase 7+ (not labeled an actual phase) - convert two floors of F from sales to residential units, 18 total residential units added, 9 per floor.

Phase 2 was actually the "Gardenia Buillding" which was the 2nd building in the "Garden Area". And for "OF Buildings" be careful - it's really OF units - not buildings. Also - the resort IS direct ocean front with all the details somewhat described here :) While this may be nit picking - for those who don't accurately understand it, it has been a source of frustration and mis-expectations. For those that do understand the site layout - it's an unbelievable experience.
