BTW, you shouldn't include club dues in the total amount due. Keep it out, because every HGVC owner pays it once, no matter how many deeds they have. So you're, sort of, underselling this deed.

However, since it's only 5440 pts, and MF is around ~$970, it's still a bad deed, especially given the EOY, and I doubt there would be anyone to take it even for free unless you pay full closing. If you do, then you *may* find a taker, since, well, it's not even an "okay" deed. (Like 8000 pts 1 BR Grand Gold in Elara or 5440 pts 1 BR Gold in Blvd are)
I totally understand. I mean, we got screwed with it several years ago, sunk more than 20k into It and have never even gotten to use it. We were lied to from the beginning (told our points would transfer indefinitely. I was in my graduate program and not able to use for the first 4 years, we made that clear. Then the pandemic happened). I can't make the deed itself any better. I removed club dues and added about willing to pay closing if we close before end of the year. Thank you.
 
they certainly advertise they offer a surrender program! your mileage may vary...but at least it doesnt cost you anything to inquire

 
curious, did HGVC refuse to take this back when you contacted them about surrendering it?
I have reached out to them to start a surrender. I will hear from them in a couple days. Thank you for sharing this. When I looked into this in the past (pre pandemic), I thought they did not do this.

I tried for mine, they refused it and said only option is resale.
 
elara still has an active sales office though, I am always floored when a resort still in active sales (especially hgvc points) refuses a deedback.
 
Everyone's priorities are different.

This week could work for someone who:
- is looking to downsize OR
- is just starting out and wants a timeshare but doesn't want to commit to paying thousands up front towards a resale purchase and/or pay thousands ongoing each year towards annual fees OR
- prefers to pay as you go by taking advantage of cash rental options with HGVC and RCI OR
- is not planning to spend most of their overall vacation time at HGVC resorts.

Every other year even owners, will pay Club Dues annually and the full maintenance in the even years.
Las Vegas has low Real Estate Taxes which helps keep the MF low.

- RCI Membership (access to RCI Weeks & Points for exchanges; RCI Extra Vacation and Last Call for cash rentals)
- HGVC Club Benefits such as Open Season Cash Rental Rate at most HGVC legacy resorts (available within 30 days of check-in).

The Elara one bedroom Gold Week Every Even year can be used:
- for a full home week stay
- for external trades for RCI resorts in RCI Weeks & RCI Points.
- for internal trades at HGVC legacy resorts using 5,440 points for studios and/or one-bedroom stays at various legacy HGVC resorts (for any room size/type, any season, any check-in date, 3-night minimum at most resorts).
Note: Normally HGVC Studio sleeps 2; One Bedroom sleeps 4 (one bed with queen sofa bed)

Yeah, they won't let me exit. I have to post it and pay a fee for resale.

Hi, just came across your post. I'm almost in the same situation as once you were in. I purchased Elara (5440 pt, gold season) as well and I was also in my graduate program at that time. I'm thinking about reselling it to Hilton, how did you do it and did you get a legit offer?

It's not a buyback. It was a free voluntary surrender (deedback).

You'll want to contact HGVC (link) and request a voluntary surrender of ownership as described in the post below
