I heard recently that HICV exercised ROFR on a South Beach unit - anyone ever heard of this happening before?

Yes, that has happened to me in the past when I tried to buy HIVC at South Beach. It is easier to buy at Lake Geneva old points system - Marcus Vacation points.

Those will convert to Holiday Inn Vacation Club points.
 
I've completed purchases on 3 South Beach units in the last 18 months (105K 1BR, 150K 2BR, and 150K 2BR Odd) and paid a grand total of $400 for all 3 units including closing, including one completed in April. What kind of units are they exercising ROFR on? Maybe Signature?

You just have to be patient and be willing to let them go if the price is too high - during that same timeframe I made bids on Ebay and lost, made offers on listings that were not accepted, and passed on really overpriced listings for probably 10 times as many units. In some cases I paid more for current year usage but then got a refund because the previous owner decided to use it.

Also, you have to be looking to buy at the right time - sometime I'll have months with no buying opportunities, followed by several offers being accepted within the span of a couple of weeks. Even if I have enough points, I'm always willing to buy additional units with maintenance $/1K below my current average in the hopes that I'll be able to eventually sell the higher maintenance units.
